About this project
Two towers in JVC that bet on indoor air rather than views
In the Maimoon Gardens brochure, the pool is not the main selling point. Fakhruddin Properties devotes several pages to an air purification system described as built on technology "developed for NASA," promising buyers "the cleanest air in the UAE." The project consists of two connected towers sitting on two basement levels, a ground floor and four podium floors. The project fact sheet mentions 39 residential "units," a figure that more likely refers to floor levels given the overall size of the development. This point is worth confirming directly with the developer. Handover is scheduled for April 30, 2027, on a freehold basis.
Continuously filtered air and reverse-osmosis water on every floor
The air system monitors and regulates indoor air quality around the clock. It works alongside an air conditioning setup that the developer claims can cut energy use by up to 40%. There is also a centralized reverse-osmosis water purification system, meant to reduce reliance on bottled water and the deliveries that come with it. The brochure claims "water savings of up to 300%," a figure that does not hold up arithmetically and should be read as marketing language rather than a real data point. Home automation, installed in every unit, is said to bring up to 30% in energy savings. None of these figures are backed by any cited certification. A cautious buyer should request the technical specification sheets for this equipment before factoring the numbers into a service charge calculation.
A green wall on every balcony, from studio to three-bedroom
Every published floor plan shows a "green wall" on the balcony, including in the studios. The standard 1A studio measures 37.06 sqm with a 3m by 2m balcony, giving 6 sqm of outdoor space, a reasonable ratio for this unit type in JVC. The one-bedroom reaches 55.74 sqm, with a 4.7-meter-long kitchen run that takes up a full wall. The two-bedroom (89.83 sqm) includes a study or dining nook, a laundry room and two bathrooms. Both three-bedroom layouts come in around 118 sqm and add a walk-in closet off the master suite. This unit mix targets small buy-to-let investors with the studios, as well as expat families looking for family-sized space without paying Dubai Hills prices.
Lazy river, waterfall and misting on the podium
The outdoor podium holds most of the amenities. A lazy river runs alongside the swimming area, extended by a waterfall and a "mist lounge" where misting jets lower the perceived temperature, a useful feature between June and September. The sports offering is longer than the neighborhood average: squash, padel, badminton, table tennis and an outdoor calisthenics park, on top of the gym. A greenhouse lets residents grow vegetables and herbs, next to a zen garden and a yoga area. Dry and wet waste sorting rounds out the facilities. For children, there is a dedicated pool, water play features and a playground.
Fakhruddin, from Murshid Bazaar to Business Bay
The Fakhruddin Holdings group dates back to 1963, with a first shop in Murshid Bazaar, in the Deira district. It diversified in the early 2000s into perfumes, cosmetics and plastics before launching Fakhruddin Properties in 2003. The developer has built in International City, Dubai Silicon Oasis, Business Bay and already in JVC, and its headquarters sits in Lake Central Tower. The brochure claims 40 projects in the UAE, 21 in Uganda and 7 in the UK. The focus on green technology comes up across the developer's projects, making it more of a hallmark than a one-off feature.
Handover April 2027, between the Marina and Al Maktoum
JVC remains a drive-through neighborhood, with no metro access, where a car is a must. From Maimoon Gardens, the developer quotes 15 to 20 minutes to reach Mall of the Emirates, Dubai Marina, Expo City or the Burj Al Arab. Downtown and Jumeirah Beach are listed at 25 minutes, Al Maktoum Airport at around thirty. These timings assume smooth traffic on Al Khail Road or Hessa Street, which is rarely the case during rush hour. Competition in the area is fierce, with dozens of towers set for handover around the same time. To stand out, Maimoon Gardens is leaning on wellness and energy efficiency rather than height or private pools.
