In JVC, FIVE Holdings is selling apartments inside a hotel that already runs

Five Jumeirah Village brings together 247 hotel rooms, 221 one and two bedroom apartments and 33 four bedroom apartments under one roof. That mix sets it apart from almost everything else being built in Jumeirah Village Circle, a district dominated by mid-rise, fairly conventional residential blocks. The developer, FIVE Holdings (part of SKAI Holdings), is best known for FIVE Palm Jumeirah, its beach hotel on the Palm. Here it has brought the same formula inland: restaurants, nightclub, rooftop venue, spa. For a buyer, the question isn't whether the project will get built. It's whether a home attached to such an active venue actually suits how they live.

Already operating, not an off-plan sale

The handover date on the project's data sheet (2001) is a placeholder and shouldn't be read literally. The brochure, by contrast, describes a property already running: restaurants open for business, a DJ lineup, a TripAdvisor ranking cited for one of the group's restaurants. The awards listed span 2015 to 2018, which puts the building's design somewhere in that window. For an investor, this removes the construction and delay risk that hangs over most JVC launches. In exchange, they're buying an existing product, with wear and service charges that can be checked before signing. That's a genuine advantage in a market where buyers are usually working from renderings.

A cylinder with staggered terraces

The building sits on a ground floor and four podium levels, with the data sheet then listing 55 residential floors. Its cylindrical shape and terraces that step back at each level create a stacked facade, easy to spot in a district of mostly rectangular blocks. The brochure cites a figure of 269 elevated pools, referring to the private plunge pools installed on the terraces of many apartments. Some two bedroom units have an outdoor pool, some one bedroom units have a terrace jacuzzi, and certain two bedroom bathrooms place a freestanding tub facing the skyline. FIVE Holdings lists 32 architecture and development awards, including a selection at the MEED Awards 2018 and several categories at the Arabian Property Awards. The sea view mentioned in the marketing material still needs checking floor by floor, since JVC sits several kilometres from the coast.

No three bedrooms in the mix

The lineup jumps straight from two bedrooms to four bedrooms. Studios and hotel rooms cover the entry level, the 221 one and two bedroom apartments make up the bulk of the stock, and the 33 four bedroom units serve as the rare product. This split reflects hotel logic rather than family planning: smaller units get rented out nightly, larger ones target groups or long stays. A family looking for three bedrooms will need to look elsewhere or step up a category. Four bedroom units stay scarce, which limits competition among sellers on resale.

An adults-only club and rooftop

Nightlife makes up a large part of the offering. Broadway is a club with rotating themes and international DJs, and The Penthouse works as a day club turning into an evening lounge on the roof, adults only, serving Japanese food. Add to that Soul Street (street food from Asia, Arabia, Europe, Latin America and India, with urban art decor), Turn Up for all-day dining and One for the Road for pastries and quick stops. On the family side, the High Five Kids Club takes children aged 2 to 12 with its own pool, and the building also houses the ReFive spa and the InstaBody gym. Anyone after a quiet home should weigh what it means to live above a club running on weekends.

A shuttle every 30 minutes to the Palm

JVC has no beach and no metro station. FIVE Holdings makes up for it with a free shuttle to the private beach and promenade at FIVE Palm Jumeirah, running every 30 minutes. Residents also get access to the restaurants at the Palm property, including Cinque (southern Italian cuisine, chef Giuseppe Pezzella), Maiden Shanghai, BLVD on One and Praia, overlooking the Marina skyline. By car, Palm Jumeirah and Dubai Marina are quoted at 15 minutes, with Burj Al Arab, The Walk JBR, Burj Khalifa and Dubai Mall at 20 to 25 minutes depending on traffic. This link to the Palm is the most concrete selling point against its JVC neighbours, which offer a pool and a gym but no access to the sea.

Who it actually suits

The clearest fit is an investor willing to hand their unit over to hotel management and target short-term rentals, riding on a brand tourists already know. Freehold status allows purchase by foreign buyers, as elsewhere in the area. A young owner-occupier drawn to the on-site nightlife would also be comfortable here. Families with kids can use the kids club, but the lack of three bedroom units and the evening activity work against them. Before buying, ask about service charges, the rental program terms and the hotel's actual occupancy rate.
