Saih Shuaib 2: buffer zone between logistics and living

Dubai Industrial City spans over 550 square kilometres of warehouses, manufacturing plants and logistics hubs. Saih Shuaib 2 sits on the residential fringe, separated from heavy industrial activity yet connected to E311 and E77 highways. The nearest retail cluster lies within a ten-minute drive, while Al Maktoum International Airport is roughly 15 kilometres south. The area draws employees from surrounding free zones, a demographic skewing young and transient, favouring compact rental units. Low surrounding density means upper-floor apartments retain open sightlines across the flat landscape.

Fifty studios per floor, three family units per level

Each residential plate replicates the same layout: 50 studios averaging 304 sq.ft. (28 sqm), three one-bedroom apartments ranging from 555 to 566 sq.ft. (51 to 53 sqm), and a single two-bedroom unit of 791 sq.ft. (73 sqm). Studios line 1.8-metre-wide corridors with private balconies measuring between 65 and 85 sq.ft. for most units. Corner apartments benefit from larger terraces reaching 168 sq.ft. in certain two-bedroom configurations. This distribution targets individual tenants working in nearby industrial zones while reserving a handful of family-sized options at building extremities.

Triple infinity pool and peripheral jogging track on the roof

The rooftop consolidates communal amenities around a water feature complex. GFS has installed a lap pool, a main swimming pool with three-sided infinity edges, a submerged sitting pool and a children's splash area. A jogging track loops around these installations, providing roughly 200 linear metres of running surface. Sunken seating areas and shaded pergolas complete the layout, designed for evening use when temperatures become tolerable. At ground level, landscaped gardens frame building entrances and screen views from the 30-metre-wide road bordering the plot.

Indoor and outdoor gyms on the same level

The project incorporates two distinct fitness zones: a covered gym and an open-air workout area on the roof. This dual setup allows year-round use, with the air-conditioned room taking over during summer months. Multipurpose sports courts complement the offering, including a compact golf practice area visible on rooftop plans. A meditation garden and floral garden occupy dedicated ground-floor parcels, separated from vehicle circulation by planted buffers. All amenities remain accessible via lifts from the main lobby, the single entry point served by reception and waiting areas.

Coventry Casa joins a series of developments GFS Developments is rolling out across Dubai Industrial City and adjacent areas. The developer has already launched Coventry Residence, Coventry Residences 3, Coventry Cove and Coventry Curve 2 in the same zone, applying a replication strategy with minor variations.
