About this project

Four unit types under one pool deck: Dugasta widens its range in Dubai Industrial City

Al Haseen Residences 5 has nine levels in total: a basement, a ground floor, seven residential floors and a finished rooftop. The scale stays modest, in line with the mid-rise buildings multiplying across Dubai Industrial City. This fifth instalment in the series departs from its direct predecessor through the variety of its units. Al Haseen 4 repeated almost the same 35 sqm studio throughout, while Al Haseen 5 offers studios alongside one, two and three-bedroom apartments. Handover is set for 31 December 2027, on a freehold basis.

Seven residential floors and a fitted-out rooftop

The brochure describes a light-toned facade marked by dark decorative elements. That contrast gives definition to an otherwise simple volume. Geometric lines, large glazed openings and wide balconies make up most of the architectural vocabulary. No architect is named in the documents provided, which is common for this kind of development in Dubai. The basement presumably houses parking, though the brochure gives no figure for the number of spaces. The rooftop functions as a leisure platform rather than a plain technical area.

From studios to three-bedrooms, a reversal from Al Haseen 4

The choice of four unit types changes the building's profile. A property made up mostly of studios tends to draw buy-to-let investors chasing single salaried workers from the nearby logistics zones. Adding two and three-bedroom units opens the door to households, whether owner-occupiers or long-term tenants. Detailed floor plans and unit sizes do not appear in the brochure excerpt available, so the exact breakdown between unit types still needs confirming with the developer. On the interiors, Dugasta goes for light tones, built-in lighting and minimalist finishes. Nothing flashy, but a standard that fits the segment being targeted.

Kids' pool and pool deck on the roof

The pool sits on the rooftop, framed by a deck and a lounge area. It comes with a kids' pool, a feature less common in the mostly studio buildings found in this part of the city. Its presence confirms that the project also targets families. A shared gym, rest areas, a social zone and a lobby round out the list. Security relies on CCTV, and high-speed internet access is planned from handover. This is a fairly standard set of amenities, but the kids' pool and the lounge areas around the pool stand out clearly from the purely rental-focused buildings nearby.

Between Sheikh Mohammed Bin Zayed Road and Dubai Parks

Dubai Industrial City remains first and foremost an employment zone, built around warehouses, factories and logistics hubs. The building benefits from its proximity to Sheikh Mohammed Bin Zayed Road (E311), which links the south of the emirate to Al Barsha, Al Quoz and Sharjah. For everyday needs, the brochure lists Sapphire Mall, NMC Royal Hospital, Aster Clinic, Greenfield International School and Bright Riders School. Dubai Parks and Resorts is the closest leisure hub. Al Maktoum Airport, currently being expanded, is among the landmarks mentioned, alongside Dubai International. The brochure also cites Dubai Marina and Dubai Mall, though reaching either means a proper car journey.

The middle link in an ongoing series

Dugasta Properties builds out the Al Haseen range through successive numbered projects in the same area. Al Haseen 4 standardised the studio format. Al Haseen 6, due in 2028, will add density to Saih Shuaib 2 with ground-floor retail. Al Haseen 5 sits in between, with a lower-rise format and a more family-oriented offering. For buyers, this repetition has one clear benefit: it allows the developer to be judged against comparable projects and lets buyers check progress on earlier phases before committing. It also means paying attention to internal competition, since several Dugasta and GFS buildings will be chasing the same tenants by 2028.
