About this project
Samana doubles down on south Dubai, within sight of Al Maktoum Airport
Handover for South Haven 2 is set for 28 September 2029. That leaves buyers waiting more than three years, making it one of the longest timelines in Samana Developers' current lineup. The building itself stays modest: six residential floors, a dedicated podium level for pools, and a rooftop built out for sport. The name gives it away, this is a sequel, since Samana already sold a first South Haven in the same area. The developer's pitch leans on the surrounding infrastructure more than on the building itself. That bet is worth a closer look.
Dubai Industrial City or Dubai South: the address is still unsettled
The official brochure places the project in Dubai Industrial City, while the fact sheet points to Dubai South. The two districts sit next to each other in the southwest of the emirate, between Jebel Ali and Al Maktoum Airport, but they don't share the same urban fabric. Dubai Industrial City remains primarily a zone of warehouses and factories, and its residential pockets are still new. Samana even states that the exact location will be announced later, which is unusual for a project already being pitched to investors. The developer lists Al Maktoum International Airport, Expo City, Ibn Battuta Mall, Dubai Investment Park, Dubai Marina, Legoland and Jebel Ali as 15 to 20 minutes away by car. For Dubai Marina, that figure should be read as an off peak estimate.
Al Maktoum 2032, Etihad Rail and The Loop
The sales case rests on three public projects. The first is Al Maktoum Airport, which Dubai plans to turn into the city's main airport by 2032, replacing DXB. Next comes Etihad Rail, the rail network meant to connect the emirates, and The Loop, a soft mobility project the brochure mentions without further detail. Samana also cites a potential yield above 8%, flagged with an asterisk, which should be read as a projection tied to how these infrastructure projects mature rather than a guarantee. The logic holds up, since Dubai's biggest price gains have often tracked new transport corridors. Still, it asks buyers to accept living next to a district that's still under construction, at least for the first few years.
Six floors, four one bedroom layouts
The building includes studios, two bedroom units with a storage room, and above all one bedroom apartments, offered in four different layouts (Type 1 through Type 4). That variety points to the main target buyer: investors planning to rent to young professionals working in logistics, aviation or the nearby free zones. The storage room in the two bedroom units is a practical touch for families, who often find storage lacking in this type of building. At just six floors, the building keeps the scale of a residence rather than a tower. The facades are light colored, with rounded corner balconies and large windows, in the style Samana has used across its recent projects.
Pools on the first floor, sauna on the roof
Samana splits the amenities across two levels, avoiding the usual approach of cramming everything onto a single podium. The first floor holds thirteen features: an adults' pool, a kids' pool and splash pool, a jacuzzi, a lazy lounge, an outdoor cinema, an activity lawn and a sunken barbecue area. The roof hosts the fitness side, with an indoor gym, an outdoor fitness area, a sauna and a steam room, plus a reading corner and hanging chairs. The brochure also lists a coworking space with private pods, a sensible addition in an area where many residents will likely work remotely or on shifted schedules. There's also a multi sport court and a jogging track.
Three years to wait, terms still unknown
The launch date, the EOI amount (the initial reservation deposit) and the payment plan haven't been released yet. For now, buyers are purchasing on the strength of a plan and a developer's track record. Samana points to three decades in business and a fully integrated model, covering everything from design to procurement, aimed at keeping timelines and costs under control. The developer has already delivered several mid sized buildings in Arjan, Dubai Studio City and JVC, which gives buyers a way to check those promises against actual completed work. The unit is freehold, open to foreign buyers. Comparing this project to the progress on the first South Haven phase will be the best indicator before committing.
