About this project

Samana leaves Dubailand for Dubai South and bets on the compact one bedroom

On the first floor plan of South Haven, 21 of the 34 units are one bedroom apartments. The rest splits between 12 studios and a single two bedroom unit. This ratio sets the tone for a seven level building (ground floor plus six residential storeys) that Samana Developers is placing in Dubai Industrial City, with handover set for 30 June 2029. The developer, known for its Dubailand towers with private pools, shifts register here: a lower building, tighter unit types and shared amenities. The scheme is offered on a freehold basis, as is most of the supply in this area. It remains to be seen whether this format holds up against the many compact projects already launched in the same district.

34 units per floor, just one two bedroom

The typical floor plan published in the brochure lists 34 units on the first residential level. One bedroom units (1BHK) make up around 62% of the plate, studios 35%. The two bedroom unit is a statistical outlier, tucked away at the end of the wing. Orientations are labelled plainly: road view, mosque view, pool view, park view and community facilities view. This detail matters for a buyer, since the resale price and rental speed of a road-facing studio won't match those of a one bedroom overlooking the pool. Exact areas still need to be checked in the sales contract, as the brochure states that measurements include half the party walls and the outer face of the facades.

No private pool this time

Parkville and Samana Ibiza, in Dubailand, were built around an individual pool in every unit. South Haven drops that selling point. Samana shifts the effort onto a shared podium and the rooftop instead, which fits better with a low rise building and smaller floor areas. The developer claims three decades in the business and an in-house model (design, engineering, procurement and construction handled internally) meant to keep timelines and costs under control. That claim will be tested on site, but it does set Samana apart from players who outsource most of the build.

The first floor turned into a leisure podium

The landscape plan numbers 23 features around the first level units. The infinity adult pool sits next to an outdoor jacuzzi, a kids' pool, cabana beds and a "lazy lounge". Further along, an open-air cinema, a multisport court, a barbecue area, a takeaway bar and an outdoor gaming arcade fill out the rest of the slab. There's also a reading lounge, sunken seating, a yoga area and a coworking space with private pods. The rooftop houses an indoor gym, a sauna and a hammam, backed up at ground level by an outdoor gym and a jogging track.

Al Maktoum and Etihad Rail in the sights

The brochure puts Al Maktoum Airport, Dubai Investment Park, Expo City, Dubai Marina, Ibn Battuta Mall and Legoland Dubai at 15 to 20 minutes by car. It also references infrastructure still to come: the future Airport Express metro line, the Etihad Rail network and The Loop. These projects account for much of Dubai South's long-term value. Until they are delivered, daily life stays dependent on cars and the surrounding highways. Buyers are effectively betting on the timeline of Al Maktoum's expansion, more than on what exists today.

Up against GFS's Coventry and Zoya's buildings

Dubai Industrial City already holds a string of comparable schemes. GFS Developments is stacking up its Coventry line there (Curve, Casa, Cove, Residences 3), due between 2027 and 2028. Zoya Developments offers Seraya, Élanora and Mirari Lagoon in the area, sold furnished. South Haven arrives later, with handover set for mid-2029, one to two years after most of these neighbours. That gap can cut both ways: the district will be more populated by the time it's delivered, but the rental supply of studios and one bedrooms will also be thicker. The Samana name and the density of the podium will need to make the difference.
