A 35-metre pool on floor 24 and a club on floor 14: Prescott spreads its amenities across the building's height

Legado by Prescott holds 343 units across 34 levels. Most towers in Jumeirah Village Circle stack their amenities on a podium or on the roof. Prescott has instead split them across three separate floors: the first for children, the 14th for a club, and the 24th for the pool. The technical breakdown reads as follows: two basement levels, a ground floor, five podium levels and 26 residential floors. Handover is scheduled for December 13, 2028, on a freehold basis.

299 studios and one-bedrooms out of 343 units

The brochure sets out the unit mix: 149 studios, 150 one-bedroom apartments, 21 two-bedroom units with maid's room, 19 three-bedroom units with maid's room and 4 sky villas. Studios and one-bedrooms therefore make up 87% of the scheme. That ratio is clearly geared toward rental, whether short or long term, aimed at young professionals working in Dubai Marina, Al Barsha or Business Bay. The 40 larger apartments (under 12% of the total) are pitched at families who want to stay in JVC without moving into a villa. The developer states that units come furnished, fitted with home automation and integrated kitchens, in keeping with the rental-driven logic of the project.

First floor, 14th, 24th: one floor per use

On the first floor, the children's area brings together a water play zone, a dedicated pool, a mini racetrack, a rope wall and a scaled-down basketball court, along with a raised fire pit area for parents. The 14th floor takes the form of an indoor club, with a coworking space, a coffee bar, a library, a billiards room, a car racing simulator, arcade machines, a fitness room and a multi-level cinema. The 24th floor houses the 35-metre infinity pool, a sun deck, cabanas, a table tennis table and meditation terraces. The brochure claims over 30 amenities in total. Spreading things out this way keeps children, remote workers and swimmers from all ending up in the same spot, something a single podium level typically can't avoid.

Four sky villas with private pools

The top of the range comes down to just four units: two two-bedroom sky villas and two three-bedroom ones. Each comes with a landscaped terrace and a private pool. This kind of product is uncommon in a JVC tower, where private pools tend to show up in low-rise duplex projects instead. With only four units, the segment stays marginal in terms of sales volume. Still, it gives the project a high-end showcase that can help support the perceived value of the rest of the building.

Between Al Khail Road and Mohammed Bin Zayed Road

JVC sits within reach of three main roads the brochure highlights: Al Khail Road (E44), Hessa Street (D61) and Sheikh Mohammed Bin Zayed Road (E311). Circle Mall is about a ten-minute drive away. Mall of the Emirates and the Emirates Golf Club are roughly 15 minutes out, while Dubai Marina, Downtown and Jumeirah Beach sit around 20 minutes away. DXB airport is quoted at 25 minutes, Al Maktoum International at 30. The neighborhood still has no metro station, so these drive times assume a car, a point worth factoring in for renters without a vehicle.

34 floors in a neighborhood that keeps climbing

The tower is not the tallest in the area. ALTA V1EW has 46 residential floors, SERENZ by Danube has 50, and Auresta reaches 63. Legado sits at a mid-range height, with a glass facade and interiors laid out to capture natural light, according to the brochure. Competition on studios remains fierce in JVC, where several handovers are lined up between 2027 and 2029. Prescott, already active in Meydan with The Caden, needs to stand out here through the layout of its communal spaces rather than through height. Valet parking and a 24-hour concierge in the lobby round out the offering.
