About this project

Valore is built on a European spec sheet and a payment plan split in half at handover

Half of Valore's price is due after handover, spread over three years. That's the strongest selling point of this Grid Properties project in Jumeirah Village Circle, far more compelling than the brochure's storyline about the Arabian horse. The building rises as ground floor plus three podium parking levels plus sixteen residential floors. It offers four unit categories, from a 29 sqm studio to a three bedroom with maid's room. Handover is set for July 15, 2027, a date written into the payment schedule in black and white. For investors, the real questions are whether that tight timeline holds and whether the promised specifications match reality.

Siemens, Smeg and Gessi named in the spec sheet

Grid Properties names its suppliers, something few JVC developments bother to do. Kitchens come fitted with Siemens (Germany) and Smeg (Italy) appliances. In the bathrooms, taps are by Gessi, concealed cisterns by Geberit and sanitary ware by Flaminia, three upmarket European brands. Floors are finished in Italian porcelain tile. This supplier list amounts to a checkable commitment: buyers can and should insist it be written into the descriptive annex of the reservation contract, and that's the first move to make. In a market where JVC's standard finishes often lean on Chinese or Turkish brands, this choice puts Valore near the top end of the neighborhood.

From a 29 sqm studio to a three bedroom with maid's room

The entry level studio measures around 312 square feet, or 29 sqm, a layout aimed at renting to a young professional. The "Studio Luxe" version steps up to 470 square feet (44 sqm): it delivers 50% more space for roughly a 14% price premium, likely making it the most rational option on the price list. The one bedroom reaches 58 sqm. There is no standard two bedroom, only a "Luxe" version at 107 sqm. The three bedroom, with maid's room, tops out at 168 sqm and clearly targets settled families. This mix, spanning buy to let investors and owner occupiers, matches the buyer profile the developer's market research points to: young professionals and growing families.

Half before the keys, half over three years

The payment schedule opens with 5% at reservation, plus admin fees, followed by 10% a month later. Three further installments of 5% fall in November 2026, January 2027 and April 2027. Handover triggers a 20% payment, bringing the total paid to 50% by the time keys are handed over. The remaining 50% is spread over three years after handover, letting a landlord cover part of the installments with rental income. During the expression of interest phase, opened with a 10,000 AED token, the developer covers the 4% Dubai Land Department fee. Worth noting too: a 6% commission paid to brokers, a high rate that explains the sales push around launch.

Less than a year between launch and handover

Sales launch is set for September 2026 and handover for July 2027. That very tight gap implies construction is already well underway, something the brochure hints at with a section dedicated to progress updates, though no completion percentage is disclosed. A show apartment is due to open in mid July in Business Bay, but access stays limited to brokers who have registered an expression of interest. Before signing, buyers should ask for the construction progress certificate registered with RERA and the escrow account number. These two documents say more than any rendering.

Dubai's best selling micro market in 2025

According to the brochure, Al Barsha South Fourth, JVC's official land registry name, was Dubai's best selling micro market last year. That volume is a strength for resale liquidity but also a constraint, since new supply remains plentiful and many projects are still under construction. The area sits at the junction of Al Khail Road and Sheikh Mohammed Bin Zayed Road, roughly fifteen minutes from Dubai Internet City, Media City and JLT. JSS International School already operates within JVC, and Circle Mall is five minutes away. The future Gold metro line, said to serve JVC between DXB and Al Maktoum, stands as the main medium term value driver, provided its timeline actually holds.
