About this project

Beverly Crown: a stepped facade and a kitchen handed over with its TEKA appliances

Two basement levels, a ground floor, four podium levels, thirteen residential floors and a rooftop: that's the stack HMB Homes has laid out for Beverly Crown, in Jumeirah Village Circle. This kind of massing is common in JVC, where plenty of mid-rise buildings follow a similar template. What sets this project apart comes down to two more specific choices. The first is a silhouette built from successive setbacks, traced by lighting strips. The second is a detailed spec sheet naming the exact brands and models of built-in appliances. Handover is set for December 31, 2028, on a freehold basis.

Two basement levels and thirteen setback floors

The brochure describes a "stepped geometry": the upper floors pull back in stages, forming a crown at the top of the building, which explains the project's name. Lighting strips outline each setback at night. The choice of two basement levels is worth noting. In JVC, many comparable residences make do with a single underground level and push parking up onto the podiums instead. Here, all four podium levels remain free for extra parking bays and communal areas. The facade setbacks also free up outdoor space at height, which will mostly benefit the duplexes on the top floors.

Provenza travertine, wood tones and matte black

Inside, the palette stays light and understated. The lobby and living room floors are finished in Provenza Unique, Travertine Minimal White, an Italian porcelain stoneware that mimics stone without the upkeep. Doors and kitchen cabinetry get a wood-effect veneer, while handles and metal fittings come in matte black. Countertops are porcelain. Living rooms open onto floor-to-ceiling glazing, with a provision left for motorized curtains. A digital thermostat and a home automation system round out the package.

Up to seven TEKA appliances per kitchen

This is the most concrete detail in the brochure. Kitchens come with a gas-on-tempered-glass cooktop (two or four burners depending on the unit), a hood, a built-in 25-liter microwave, a gas oven with grill, and a 12-place dishwasher with Aquastop protection. On top of that, there's a built-in 275-liter combi fridge with a No Frost freezer, and a 7kg washing machine. Every one of these appliances carries the TEKA name, a mid-range German manufacturer. The developer notes that specifications differ between studios and one or two-bedroom units. For a landlord, a unit delivered fully equipped cuts the outlay before the first tenancy even starts.

Pickleball, mini-golf and the Horizon rooftop

The amenities list runs long, but three items stand out. The rooftop, named Horizon Rooftop, brings together a lounge, a barbecue area and a gathering space. It's from up here that you get the clearest views over JVC. The podium hosts an infinity pool, a pickleball court and a mini-golf course. Pickleball is still rare among residences in the neighborhood. Rounding out the offering are an open-air cinema, an indoor gym, a meditation garden, a jogging track and a children's play area.

Studios, one and two-bedrooms, a handful of duplexes

The project covers studios, one and two-bedroom apartments, plus duplexes. The total unit count hasn't been disclosed. This mix targets young professionals and couples first and foremost, who make up most of the rental demand in JVC. The two-bedrooms and duplexes could also appeal to small families, given the neighborhood's schools, nurseries and parks. The brochure quotes rental yields of 8.5 to 9% for JVC. That figure is a marketing number, and should be checked against actual rents in the cluster.

Between Al Khail Road and Mohammed Bin Zayed Road

The building sits in an already built-up section of JVC, bordered by these two main roads. Circle Mall is a six-minute drive away, and several amenities are within walking distance: a Nesto hypermarket, Gadaf and Remram parks, a mosque, a pharmacy and a dog park. Dubai Hills Mall is 13 minutes out, Mall of the Emirates 14, and Palm Jumeirah 18. Downtown and Dubai International Airport are roughly 25 minutes away. JVC still has no metro station, so a car remains a daily necessity.
