A diagonal facade cut and three-bedroom duplexes to stand out in JVC

Havelock Heights stacks 24 levels in Jumeirah Village Circle: a ground floor, four podium levels and nineteen floors of apartments. HMB Homes is targeting a handover date of 27 June 2027. The unit mix runs from studios to three-bedroom duplexes, a layout still rare in a district dominated by smaller units. On the amenities side, the developer is banking on a rooftop infinity pool, a golf simulator and an outdoor cinema. Whether these features are enough to set the tower apart from the dozens of comparable projects rising around the same roundabout remains an open question.

Vertical lines cut by a diagonal stroke

The building's signature comes down to a simple move. Strong vertical lines structure the facade, with a flowing diagonal element cutting across them along the height. This contrast gives the tower a recognisable silhouette from nearby roads, which matters in an area where many buildings look alike. Large panoramic glazing and open terraces lighten the overall volume. The brochure does not credit any architecture firm, so buyers will have to judge the project on renderings for now, and later on the actual quality of construction.

From studios to three-bedroom duplexes

The mix includes studios, one and two-bedroom apartments, and three-bedroom duplexes. This last typology widens the buyer pool beyond JVC's usual rental investors. An expat family looking for more space without leaving the area has an option here, at a time when most neighbouring towers top out at two bedrooms. The advertised interiors pair a neutral palette with wood textures, light surfaces and a few dark accents. Smart home features are built into the units, but the brochure does not specify which systems are used or which functions can actually be controlled.

Golf simulator, rooftop pool and an outdoor screen

Three amenities stand out. The rooftop infinity pool overlooks the skyline and serves as the project's main visual selling point. The golf simulator allows indoor practice regardless of weather, a real plus in Dubai between June and September. The outdoor cinema rounds out a games room, a residents' lounge and a barbecue area. One word of caution on the spec sheet: it mentions a golf course and private pools, two elements the official brochure does not confirm. These should be checked against the floor plans before booking anything.

Travel times worth taking with a grain of salt

The developer lists Palm Jumeirah, Dubai Marina and JBR at five minutes, and Mall of the Emirates and Al Barsha City Centre at seven minutes. These figures are on the optimistic side. From JVC, drivers should expect closer to fifteen to twenty minutes to reach the Marina during busy hours, via Al Khail Road or Hessa Street. The area still has no metro station, so cars remain the default way to get around. On the upside, the supply of schools, clinics and local shops has grown noticeably in recent years.

HMB Homes up against dense competition

HMB Homes is a less established name than Samana, Azizi or IMAN, all of which have a strong presence in the same district. The brochure, circulated by agency Lucretia International, does not list any completed projects by the developer, so investors would do well to check its track record with the land registry. The 24-level podium format is common in JVC, as confirmed by several towers launched recently. The real difference will come down to the duplexes, whether the mid-2027 timeline holds, and the finishes actually delivered. The freehold status, standard in the area, keeps the purchase open to foreign buyers.
