About this project
Imtiaz bets on longevity before even setting a launch date
Imtiaz Developments has unveiled KORE without a launch date, without unit typologies and without a delivery timeline. What's known so far fits in a few lines. It's an apartment complex built around wellness and longevity, sitting on the main boulevard of Dubailand Residence Complex, with open views toward The Heaven and The Centro. Payment will come in two formats, a standard plan and a post-handover option. For an investor, this is still a statement of intent rather than a full package. It's worth paying attention to, though, because most recent launches at DLRC have leaned on a theme (Provençal, Alpine, Ibiza-style) or a lagoon, not on the health of their residents.
Longevity as a theme, still to be defined
The word "longevity" has turned into a marketing hook in Dubai, riding the wave of preventive medicine clinics and health-tracking programs. For KORE, the official description so far only mentions a gym and leisure amenities. No spa, no therapeutic pool and no medical partnership have been mentioned at this stage. The gap between the label and the actual content will be the first thing to check once the detailed brochure comes out. If Imtiaz goes beyond a standard gym (recovery zones, outdoor circuits, indoor air quality), the positioning will hold up. If not, it will stay a marketing wrapper.
An address right on DLRC's boulevard
The developer is leaning on KORE's location along the district's main boulevard. In practical terms, that means better visibility, direct road access and proximity to the ground-floor retail that has sprung up along this stretch. DLRC remains a mid-density residential area, surrounded by polo fields, equestrian centers and the Dubai Outlet Mall. The trade-off is a familiar one: traffic noise comes with a boulevard address. Buyers will want to look closely at facade soundproofing and living room orientation, especially in a project that leads with wellness.
Views of The Heaven and The Centro
The listing promises unobstructed views of The Heaven and The Centro, two neighboring developments in the district. In an area where construction keeps expanding, a clear view is only guaranteed if the plots between the two buildings are already built up or zoned for low-rise use. Buyers would do well to check DLRC's master plan before paying a premium for this orientation. It also matters at what floor the view actually opens up. Without a stated building height, that point can't be assessed yet.
Four amenities listed, no details yet
The spec sheet lists high-speed internet, leisure areas, security with CCTV and a shared gym. That's a short list compared to neighboring projects, some of which offer private pools per apartment or a rooftop basketball court. High-speed internet and CCTV are now standard across Dubai and don't set a building apart on their own. That leaves the shared gym carrying most of the weight of the health promise. Its size, equipment and management will matter more here than in a typical project.
Two payment plans, one of them post-handover
Imtiaz will offer a standard installment schedule alongside a post-handover option, where part of the price is paid after delivery. This type of plan eases the financial load during construction and lets an investor start renting out the unit before paying it off in full. The percentages, the length of the post-handover period and the number of installments haven't been disclosed yet. These are exactly the details that will matter when comparing it against DLRC competitors, where post-handover plans have become the norm. It's worth waiting for the numbers before drawing comparisons.
Imtiaz, from Dubai Islands to Dubailand
Imtiaz Developments is already active in other segments of the market, notably with Beach Walk Residence at Dubai Islands. There, every apartment comes with Miele appliances and Villeroy & Boch fittings. Whether that finish level carries over to KORE remains to be seen, in a district where price per square foot runs well below waterfront rates. The answer will show whether the developer is targeting quality-focused end users here or going for a more standard rental product. Until the official announcement lands, KORE is one to watch rather than one to book.
