One Park Square

Two amenity floors and duplexes with their own pool built into the facade

The 1st and 11th floors of One Park Square hold no housing units at all. IMAN Developers has grouped every shared amenity on these two levels instead. The first is an open-air deck, the second a covered, air-conditioned floor. The Jumeirah Village Circle tower has a ground floor, five podium levels and twenty-four residential floors. It offers one to three bedroom apartments, duplexes on the 8th, 12th and 16th floors, and penthouses at the top. Handover is set for 30 June 2028, on a freehold basis.

An outdoor deck and an indoor club on the 11th floor

The brochure lays out a floor plan that few towers in the area follow. On the 1st floor, on the podium slab, there are seventeen separate spaces: a 40 metre leisure pool with a baja shelf (a shallow submerged ledge where loungers sit right in the water), a pool bar, sunken seating, a zen garden, a skate park, a jogging track and a pet area. The 11th floor works as an indoor club. It brings together a gym split into cardio and weights zones, a sauna, a hammam, a cryotherapy room, a pool table, table tennis, an arcade corner and a coffee counter. This second level stays usable through the summer months, when the outdoor deck gets hard to use during the day.

Private pools on the 8th, 12th and 16th floors

The duplexes are the real distinguishing feature of the scheme. According to the brochure, the facade was designed to fit a pool into these units. That's what accounts for the projecting volumes visible in the renders. These duplexes sit on three specific floors (8th, 12th and 16th), while the 24th floor is reserved for penthouses. The developer has not published the total unit count, the floor areas, or the breakdown by unit type. Before booking, buyers should therefore ask for the unit layouts and check the depth of the pools and their orientation.

A tower built with families in mind

The amenity list leaves little doubt about the target buyer. Outside, there's a wading pool, a water play area, a jungle gym and a playground. Indoors, a covered play room, a climbing wall and a ball pool slide are set aside for children. This profile fits the demographics of JVC, where many expat families rent a two or three bedroom unit at a lower price than in Dubai Marina or Jumeirah Lake Towers. The pool bar, the barbecue lounge and the club are aimed more at young professionals, the other main group living in the area. For a landlord, the three bedroom units and the duplexes should therefore suit long term rental demand rather than short term stays.

Thirteen projects under the IMAN name since 2016

IMAN Developers is not new to the neighborhood. The brochure lists thirteen projects going back to Oxford Villas in 2016, including the Oxford series (Residences, Boulevard, 212, Terraces, Gardens, 10 Oxford) and The Grove, most of them in JVC. In 2024, the developer launched One Park Central and One Sky Park, whose bedroom render actually appears, under that name, in the One Park Square brochure. One Park Square carries on the "One Park" line, following the same approach of a podium with grouped amenities. The group also has projects underway in Motor City, such as 15 Cascade and Sierra. This delivery track record in the same area is worth checking against the DLD register.

Closer to Expo City than to Downtown

The travel times listed by the developer place the project on the western side of Dubai. Bluewaters Island is 17 minutes away, Expo City 18, Mall of the Emirates and Palm Jumeirah both 20. Dubai Mall is 25 minutes out, DXB and Al Maktoum airport both 30, and Palm Jebel Ali 36. These figures assume smooth traffic on Al Khail Road and Sheikh Mohammed Bin Zayed Road, the two routes serving JVC. The area still has no metro station, which makes a car necessary. The developer also plans EV charging points and spaces reserved for people with reduced mobility on the ground floor, next to the retail units.
