Nearly 6,500 sqm of shared amenities and a sky bridge linking two towers of uneven height

IMAN Developers is putting forward roughly 70,000 square feet of amenities for One Sky Park, close to 6,500 sqm. Few residential schemes in Jumeirah Village Circle can point to a figure like that. The project brings together two towers on a shared podium: Tower A has 23 residential floors, Tower B has 37. The developer is billing it as the neighbourhood's first branded tower, through a partnership with Versace Ceramics. Handover is scheduled for 15 March 2028, on a freehold basis. What that branding and those figures actually amount to is worth examining closely.

Versace Ceramics dresses the floors, not the brand itself

The brochure wording needs to be read carefully: One Sky Park is described as "featured by Versace Ceramics." This is not a Versace Home residence, with hotel-style services or brand management, of the sort found in Downtown or on Business Bay. The tie-up covers tiling and ceramic surfaces, fitted in the double height lobby, the living rooms and the main bathrooms. Kitchens come with branded appliances, though the brochure does not name which ones. For a buyer, the value here is largely visual and material. It may help at resale against the dozens of generic towers in JVC, but it carries no long term guarantee of service.

23 and 37 storeys joined by a sky bridge

The two towers share a basement, a ground floor and four podium levels set aside for parking. Above that, their curved facades play on a wave like motif, a signature that recurs often in IMAN's projects. Tower A, the shorter of the two, carries a 19,000 square foot sky deck (about 1,765 sqm) on its 26th level. A sky bridge tops off the composition and creates a gap between the two volumes. This mismatch in height is deliberate: Tower A acts as the base for the amenities, while Tower B concentrates the higher end units in its upper floors.

Three tiers of amenities, from podium to rooftop

The first floor holds a 35,000 square foot outdoor deck (about 3,250 sqm). It includes a beach entry pool, a children's pool, a splash pad, a skate park, a padel court, a basketball court and a jogging track. Indoor spaces cover 15,000 square feet: a games room, a virtual reality golf simulator, a library corner with workstations and a covered play area for children. On Tower A's rooftop, the standout feature is a 35 metre infinity pool. It is joined by a 3,000 square foot gym (about 280 sqm), saunas, steam rooms and separate ice rooms for men and women, a jacuzzi, an open air cinema and a zen garden. Ice rooms remain a rare inclusion at this price point in JVC.

From studios to 23rd floor duplexes

The unit mix runs from studios to three bedroom apartments, with penthouses on top. These sit in two locations: as duplexes on the 23rd and 24th floors of Tower A, and on the 37th floor of Tower B. This split effectively creates two distinct buyer profiles within the same development. Studios and one bedroom units are geared toward renters working in Dubai Marina or Al Barsha, about 20 minutes away. Three bedroom units and penthouses are aimed more at families, who stand to benefit from the podium's extensive children's facilities. The brochure gives neither the total unit count nor floor areas, details worth requesting before making any reservation.

Thirteen IMAN projects since Oxford Villas

IMAN Developers started out in 2016 with Oxford Villas, followed by Oxford Residences in 2017. The developer then ran a near continuous string of projects in JVC: Oxford Boulevard, Oxford 212, Oxford Terraces, The Grove, Oxford Gardens, 10 Oxford, and One Park Central in 2024. One Sky Park marks a step up in scale, though, since most of those earlier projects were mid rise buildings. On connectivity, the brochure cites 17 minutes to Bluewaters, 20 minutes to Mall of the Emirates and Palm Jumeirah, 22 minutes to Dubai Mall and Expo City, 27 minutes to DXB and 28 minutes to Al Maktoum. These drive times assume free flowing traffic on Al Khail Road and Sheikh Mohammed Bin Zayed Road, rarely the case during peak hours.
