About this project
Just five floors in JVC, and duplexes with their own pools
Oxford Cove tops out at five residential floors, sitting above a basement, a ground floor and a podium level. In Jumeirah Village Circle, where recent projects routinely climb past 40 storeys, this scale runs against the grain. IMAN Developers has mixed studios, one and two bedroom apartments, two bedroom duplexes with private pools, and retail space at the base of the building. Handover is set for 31 January 2029, under freehold status open to foreign buyers. The product aims less at density and more at the kind of quiet you get in a building where you rarely bump into neighbours. Whether that positioning holds up against JVC's crowded pipeline of supply remains to be seen.
A low-rise footprint among JVC's towers
The contrast with its neighbours is stark. SERENZ by Danube reaches 50 storeys, SKY LEVEL 1 has 46 floors, and even JVC's mid-sized buildings often run past fifteen storeys. With just five occupied levels, Oxford Cove naturally has fewer units per floor and fewer shared elevators. That typically means more predictable service charges and lower tenant turnover. The trade-off is familiar: a low-rise building rarely offers open views in a dense neighbourhood, and the upper floors of nearby towers will keep the edge on that front.
Facade curves drawn from ocean swells
The developer describes an architectural concept inspired by the movement of waves. In practice, the facade works with rounded lines, wide glazed openings and a light colour palette. The project's name itself nods to the idea of a cove, even though JVC sits several kilometres inland. Gardens and water features at podium level are meant to make up for that distance from the coast and to create waterside spots for downtime. No architecture firm is named in the available documents, which limits how far this analysis can go beyond the stated intent. On the interiors side, the announced direction favours natural tones, daylight and open floor plans.
The two bedroom duplex with a private pool
The most distinctive unit type in the scheme is the two bedroom duplex that comes with its own pool. This format is still uncommon in JVC, where private pools tend to be reserved for townhouses or the top floors of a handful of towers. It suits a family after the feel of a villa without leaving apartment living, or an investor looking for something that stands out on the furnished rental market. The studios and one bedrooms, meanwhile, cater to the neighbourhood's usual rental demand, driven largely by young professionals. Exact unit sizes are not listed in the brochure reviewed. They will matter a great deal when comparing the duplex against nearby townhouses.
Climbing wall, splash pad and EV charging
The amenity list runs long for a building of this size. Beyond the infinity pool, kids' pool and gym, there's a climbing wall, a basketball court and a video games room. Families get an indoor play area, an outdoor one, and a splash pad, letting kids play outside even in peak summer heat. Parking is covered and fitted with electric vehicle charging points, still an inconsistent feature across JVC's building stock. A meditation zone, a shared jacuzzi, a clubhouse and a barbecue area round things out. The building is also said to be accessible for people with reduced mobility.
17 minutes to Bluewaters, 30 to DXB
JVC has no metro station, and Oxford Cove doesn't change that. Everything runs by car. The developer cites roughly 17 minutes to Bluewaters Island, about twenty to Palm Jumeirah and Mall of the Emirates, 25 minutes to Dubai Mall, and half an hour to the international airport. Those figures assume smooth traffic on Al Khail Road and Sheikh Mohammed Bin Zayed Road, which is far from guaranteed during rush hour. The planned ground floor retail should cover at least day to day needs without having to get in the car.
IMAN's third address, between Motor City and Al Sufouh
IMAN Developers is working in parallel on Sierra, a 41 storey tower in Motor City, and 113 Residences, a nine floor building in Al Sufouh. Oxford Cove confirms that the developer isn't wedded to one format and adjusts height to fit the neighbourhood. In JVC, it has gone small and leaned on amenities rather than height. The January 2029 target leaves a little over two and a half years of construction, a fairly standard timeline for a building of this size. Buyers will be able to track progress through the milestones registered with the Dubai Land Department, which govern payment calls on the escrow account.
