Cove Boulevard stacks two real estate programs into a single tower without mixing their circulation. Floors 1 through 13 house office space. Floors 15 to 30 contain studios and apartments up to three bedrooms. The fourteenth floor acts as a buffer zone dedicated to shared amenities. Imtiaz Developments designed the building with separate entrances, elevators and parking for residents and office tenants. The structure includes two basement levels, a ground floor and four podium levels for vehicle storage. Handover is scheduled for June 2028.

Outdoors, a zen garden, barbecue zone and open-air dining spaces round out the offering. Families will also find a dedicated kids' play area on the podium roof.

The residential portion spans four typologies: studios, one-bedroom, two-bedroom and three-bedroom apartments. Units occupy floors 15 to 30, providing enough elevation for unobstructed views across the district. Interiors feature panoramic windows and quality finishes throughout. Kitchens open onto living areas in smaller units and remain enclosed in three-bedroom layouts. A phased payment plan eases entry for first-time buyers and investors. Prices start around AED 1.86 million for studios and reach AED 4.33 million for the largest configurations.
Imtiaz Developments enters the mixed-use segment
The developer gained recognition through the Beach Walk Residence series on Dubai Islands. Cove Boulevard marks its first mixed-use project combining offices and housing under one roof. This approach addresses growing demand for addresses where residents can live and work without relying on a car. Freehold tenure allows foreign buyers full ownership rights. The mid-2028 delivery timeline gives surrounding infrastructure time to mature, including planned public transport extensions toward Dubai's southern corridor.
