About this project
A mid-rise building among polo fields, an equestrian club and an outlet mall
Milos will comprise two basement levels, a ground floor and 13 residential storeys. At Dubailand Residence Complex (DLRC), where some neighbouring towers now top 30 floors, this is a fairly restrained scale. Karma Developers is offering one, two and three-bedroom apartments here, sold freehold, with handover slated for June 2028. The project doesn't lean on the private-pool-in-every-unit selling point that has become standard across the area. Instead, it bets on a fairly broad set of shared facilities and on an immediate surroundings defined by equestrian sport.
Two basement levels for parking, thirteen floors to live in
The vertical layout is straightforward. The two underground levels hold covered parking, freeing up the ground floor for the lobby and communal areas. Above that sit thirteen residential floors. The developer highlights generously sized balconies and pool-facing terraces visible on the facade, with a deliberately understated exterior. Inside, the palette stays within warm, natural tones. The brochure names neither an architect nor a materials supplier, a point buyers will want to clarify when reviewing the finishes schedule.
One to three bedrooms, no studios
Leaving studios out of the lineup is a deliberate choice. It rules out the most volatile segment of the short-term rental market and steers the product toward tenants who tend to stay longer. The one-bedroom units target young professionals or couples working around the Academic City and Silicon Oasis hubs. The two and three-bedroom apartments are clearly aimed at families, already the dominant demographic at DLRC. Exact unit sizes by layout aren't listed in the documents reviewed and would need to be confirmed directly with the developer.
An open-air cinema, an infinity pool and a sauna
The amenities list runs to around fifteen entries, but three stand out. First is the open-air cinema, still uncommon at this building scale, which doubles as a gathering spot for residents in the evening once the heat eases off. Next comes the pairing of an infinity pool and a shared pool, backed up by a communal jacuzzi. Finally, the wellness offering brings together a sauna, a yoga studio and a meditation area. On top of that there's a gym, a barbecue area, a children's play zone, a bar, lounge areas and a childcare service mentioned in the listing, along with 24 hour security and CCTV coverage.
Polo, horse riding and an outlet mall right nearby
Milos sits in a setting quite different from Dubai's more central districts. Al Habtoor Polo Resort and the SQ7 equestrian club are both a short distance away, giving the area an equestrian identity that's fairly unusual for Dubai. For shopping, Dubai Outlet Mall is the closest option. Zayed University also features among the landmarks cited by the developer. The developer quotes roughly a 20 minute drive to Dubai Mall, Burj Khalifa and Dubai International Airport (DXB), an estimate that assumes smooth traffic on the main roads, with no metro connection currently in place.
June 2028: a timeline worth watching
Handover is set for 1 June 2028, meaning a construction horizon stretching several years out. DLRC is seeing a wave of simultaneous launches, and competition among comparable unit types will be stiff by the time keys are handed over. A 13-storey building does have the advantage of a shorter build period and less exposure to delays than a high-rise tower would face. Cautious investors will still want to check the escrow account registration with RERA and Karma Developers' delivery track record on previous projects. Those two factors will matter more for the property's real value at handover than the amenities list.
