About this project
A midscale hotel brand applied to residential living, across 31 floors facing the canal
More than 50 amenities spread across three zones set at different heights: that's the main selling point of Rove Home Marasi Drive, a tower developed by IRTH Group on a 73,783 square foot plot in Business Bay. The project carries the Rove name, a Dubai hotel chain positioned in the midscale segment, but this is not a building constructed by the hotel operator itself. The units are studios, one and two bedroom apartments, sold fully furnished. Handover is scheduled for June 30, 2027, on a freehold basis. In an area where DAMAC, Omniyat and Binghatti are chasing the top end of the market with jeweller or car maker branded towers, Rove Home is playing a different hand: a compact format, move in ready or rent ready from day one.
What the Rove license actually covers
The brochure is clear on this point, and buyers should read it carefully. The Rove brands are used under license by IRTH Signature Development LLC, which is not a subsidiary of Rove Hotels. The building is neither owned, developed nor sold by Rove. The hotel operator's stated role is limited to its intention to oversee the building's operations. It is IRTH alone that carries responsibility for sales, contractual commitments and construction, and this developer should be the real focus of any due diligence.
Floating podium, sky garden and rooftop telescope
The tower reads as a vertical sequence. Three basement parking levels, a double height ground floor, then a four level podium holding lounges, a garden and an outdoor pool. Apartments occupy floors 5 through 21, broken by a gap on floors 22 and 23 given over to a sky garden. Residential units resume from the 24th to the 31st floor. The rooftop hosts a stargazing area fitted with a telescope, along with lounging and picnic spaces, a feature rarely seen on rooftops in this part of town, which are usually built around pools alone.
Studios and small units delivered furnished
The unit mix skips three bedrooms and penthouses entirely. It sticks to studios, one and two bedroom apartments, each with floor to ceiling windows and a private balcony, with views marketed toward Burj Khalifa depending on orientation. Furnished handover cuts out a line item and a few weeks of delay before a unit can go on the rental market. Rove itself targets a "young and young at heart" crowd, which lines up with the tenant profile in Business Bay: professionals working in DIFC or Downtown, often on the move. For a landlord, this format works for both long term leases and short term rentals, subject to whatever owners' association rules end up being set.
Four minutes from Marasi Promenade, twelve from DIFC
Marasi Drive runs along the Dubai Water Canal on the southern bank of Business Bay. The project puts Marasi Promenade 4 minutes away by car, Dubai Mall 8 minutes, Burj Khalifa and the Dubai Fountain 10 minutes. DIFC and City Walk are listed at 12 minutes, Coca-Cola Arena at 14, and Dubai International Airport (DXB) at 16. The address gives direct access to Al Khail Road and Sheikh Zayed Road, the two arteries that carry north south traffic across the city. The brochure also cites two hotels under the same brand, Rove Downtown 10 minutes away and Rove City Walk 12 minutes away, a sign the developer is leaning on the brand's wider ecosystem.
An unusually broad sports offering
The amenity list goes well beyond what you'd expect from a tower built on small units. There's a padel court, a tennis court, a basketball court, a CrossFit zone and a yoga studio, on top of an indoor gym. On the wellness side, a spa, sauna, shared jacuzzi and infinity pool round things out. A coworking space and a conference room target residents who work from home. The question for buyers will be the service charge level needed to maintain all of this, a figure worth asking for before signing.
June 2027 as the date to watch
With handover set for June 30, 2027, buyers are entering off plan today. The brochure notes that the developer reserves the right to modify the project at its own discretion, a standard clause but one that's a reminder that renderings remain indicative only. Tracking progress through the escrow account and RERA reports remains the best gauge. Business Bay will see several competing handovers over the same period, which will put pressure on rents for small units. The furnished offering and the Rove brand are the two main points of differentiation for this project.
