Mass Residence: a low rise building in JVC, one minute from Circle Mall

Mass Residence stacks five floors of apartments above a ground floor that combines retail space, a pool and communal lounge areas. In a neighborhood where developers now routinely build fifteen, twenty or twenty-five storeys, this scale stands out as modest. Jaiedco Real Estate Development went with a tight mix of studios and one and two bedroom apartments. Handover was set for March 31, 2025, which puts this project in a different bracket than most recent launches in Jumeirah Village Circle. A buyer here isn't betting on a distant construction timeline. They're looking at a building that has reached, or nearly reached, the handover stage.

Retail and pool on the same level

The most visible decision Jaiedco made concerns the ground floor. The developer grouped retail units, the shared pool and rest areas on the same level as some of the apartments. This layout is common in large towers but less typical in a building of this size. For a resident, that means a pool reachable without taking the elevator and a few shops right at the base of the building. Ground floor units benefit from that proximity, though they also see more foot traffic as a result. According to the developer, the facade mixes several materials and textures for a contemporary look meant to stand out on the street.

Studios, one and two bedrooms, nothing beyond

The unit mix stops at two bedrooms. There are no three bedroom units, no duplexes, no rooftop penthouse. This range is aimed mainly at young professionals, couples and buy to let investors, who already make up most of the demand in JVC. Floor to ceiling windows let in plenty of light, a practical selling point for rental. The marketing material mentions apartments suited to family gatherings, but the unit mix itself points more toward small households and a mid term rental tenant base.

Private jacuzzi and concierge on the list

The amenities list goes beyond what you'd expect from a five storey building. There's a shared jacuzzi, but also a mention of a private jacuzzi, likely limited to certain units, something worth confirming on the floor plans. A concierge service and a lobby are more common in upscale towers than in smaller developments. There's also an indoor gym, leisure areas and covered parking, useful given the summer heat. Spread across a small number of units, these services tend to push up service charges. An investor would do well to ask for the annual service charge figure before signing anything.

Circle Mall down the street, Dubai Mall 26 minutes away

According to the developer, Circle Mall sits one minute from the building. For a JVC resident, that's a real advantage, since the area remains poorly served by public transport and still relies heavily on cars. Jumeirah Beach and Dubai Mall are 25 to 26 minutes away by car. Getting to Dubai International Airport takes roughly thirty minutes. Access via Al Khail Road and Hessa Street remains the main route, and peak hour traffic often stretches these times further. Being close to a mall helps offset that day to day drawback.

A timeline worth checking on the ground

The stated handover date, March 31, 2025, is an important reference point for buyers. They can check the project's status with the Dubai Land Department and confirm whether a completion certificate has been issued. Jaiedco is a smaller player than the big names in the area, and its track record of delivered projects is worth reviewing. A completed building also means buyers can inspect actual finishes rather than renderings. The freehold structure opens purchase to foreign buyers, as it does everywhere in JVC. The real distinction with Mass Residence comes down to its small scale and construction progress, not its legal status.
