In Jumeirah Village Triangle, where several recent projects climb past twenty storeys, this height is an exception in practice, not just in the marketing copy. LEOS Developments has packed 138 units into the building, including 114 studios and 24 one-bedroom apartments. Studios account for nearly 83% of the scheme, a mix that clearly points this project toward the rental market. Handover is set for 30 November 2027, even though the sales brochure originally pointed to the fourth quarter of 2025.

Six floors facing JVT's towers

The developer points to European design influences, with geometric lines, floor-to-ceiling glazing and natural textures. The brochure credits British and European architects and interior designers, without naming them. Interiors follow a light, minimalist palette with an industrial edge in the finishes. The low-rise format brings a practical upside: shorter waits for lifts, typically lower service charges, and direct access to the garden and pool. The trade-off is the view: residents look out over the neighborhood and the pool area rather than a skyline.

114 studios at 40 to 50 sqm

Studios range from 428 to 536 square feet, roughly 40 to 50 sqm. That's on the generous side for the category in Dubai, where many new studios sit closer to 35 sqm. The 24 one-bedroom units span 811 to 1,209 square feet (75 to 112 sqm), a wide range that suggests some units come with large terraces on the upper floors. Every unit includes a private terrace, according to the developer's specs. The target buyer profile is straightforward: a buy-to-let investor aiming at young expat professionals, with the one-bedrooms also appealing to childless couples.

A pizzeria, a tea lounge and an AI-run supermarket at street level

The brochure names actual brands rather than generic "dining spaces." These include Bella Napoli pizzeria, the Como Lounge Cafe and a Himalayan Tea House. There's also a supermarket described as AI-powered, likely a checkout-free format. For a building of 138 units, this level of retail is unusual and makes for a concrete rental pitch: tenants can grab coffee or groceries without getting in the car. It remains to be seen, at handover, which operators actually end up running these units.

Boxing, yoga and an urban farm under the LEOS brand

The fitness offering carries the developer's signature, with a LEOS boxing studio and a dance and yoga studio, alongside an indoor gym and saunas. The pool includes submerged loungers and aqua fitness classes. Outdoor amenities combine a Japanese zen garden, a rooftop garden, an urban farm, a barbecue area and an open-air cinema. A coworking space rounds out the offering for residents who work from home. Building management runs through the LEOS Concierge app, with covered parking, visitor spaces and valet service.

LEOS, a British developer with a strong Dubai footprint

Founded in 2012, LEOS Developments operates in the UK and internationally. Its capabilities span land sourcing, financing, construction, sales and asset management. In Dubai, the company has launched a string of projects, including the Weybridge Gardens series in Dubailand and Hadley Heights 2 in Dubai Sports City. Cavendish Square stands out from these by its smaller scale and its JVT location. The nearly two-year gap between the brochure's original handover date and the one now in place is a reminder for buyers to track actual construction progress through escrow account statements.

Between Sheikh Mohammed Bin Zayed Road and Al Khail Road

JVT sits between these two roads, making it easy to reach both the north of the city and Dubai South. Jumeirah Village Circle is about 10 minutes away, The Els Club 15 minutes, and Mall of the Emirates 18 minutes. Dubai Marina, Palm Jumeirah and Bluewaters Island are all around 20 minutes out. Downtown Dubai, The Dubai Mall and both DXB and Dubai World Central airports take roughly 30 minutes to reach. The area still relies heavily on cars, as there's no metro station nearby, but it offers schools, clinics and sports facilities within easy reach, which explains its popularity among expats.
