Every unit gets a private pool: 294 petal-shaped residences
Weybridge Gardens 4 breaks from convention by equipping all 294 apartments with private pools. This is not a penthouse perk. It applies to studios, one-bedroom units and four-bedroom sky villas alike. LEOS Developments delivers the project in Dubailand Residence Complex, targeting a June 2027 handover. Prices range from AED 1.09 million to AED 1.72 million. The building stacks fifteen residential floors on top of five podium levels, with parking integrated below grade. British design consultancy LUD Studios shaped the structure around biomorphic, petal-inspired geometry.
Organic facade by LUD Studios
LUD Studios designed the exterior to mimic blooming petals. Curved balconies protrude from a geometric shell, creating an undulating silhouette that contrasts with the flat glass towers common in the area. Integrated lighting traces the petal edges after dark, turning the building into a luminous landmark. Column structures echo the organic vocabulary and blend with surrounding landscaping. The London-based firm focuses on contextual, sustainable architecture, and this project marks one of their flagship Middle East commissions. The design language carries through to interior common areas, where natural forms inform spatial flow.
30 four-bedroom sky villas on upper floors
The top floors host 30 sky villas, each spanning four bedrooms. These units feature private pools, spa-grade bathrooms and bespoke finishes throughout. Layouts separate living zones from sleeping quarters, accommodating families or multi-generational households. Floor-to-ceiling glazing frames skyline views, while cross-ventilation reduces reliance on air conditioning. These villas represent less than 10% of total inventory, creating scarcity within the development. LEOS positions them as the project's flagship product, with premium pricing to match.
Tuscan-themed rooftop with cascading jacuzzis
The rooftop draws inspiration from Tuscany's thermal springs. A series of cascading jacuzzis flow between levels, producing a visual and sensory experience uncommon in Dubai residential towers. The sky beach area includes an infinity pool, baja shelf sunbeds and outdoor showers. An open-air cinema and BBQ zone with a pizzeria add communal gathering spots. A zen yoga deck and sauna rooms complete the wellness offering. LEOS brands the rooftop concept « Rebirth, » blending water and wood elements in a coherent design narrative.
Highway access and upcoming Blue Line metro
Dubailand Residence Complex sits between the E311 and E611 highways, Dubai's primary north-south arteries. Downtown Dubai is 22 minutes away by car, Mall of the Emirates 25 minutes, Dubai Marina 32 minutes. The planned Blue Line metro extension will add public transit connectivity, improving commute options for residents without vehicles. IMG Worlds of Adventure and Global Village lie 12 and 14 minutes away respectively. This positioning appeals to families seeking space without total isolation from urban amenities.
LEOS Developments: UK roots, Dubai delivery
LEOS Developments launched in 2013 and operates across the UK and UAE. The group collected awards for Hadley Heights (best high-rise residential development in Dubai) and Templars Court (best UK show home interior). This dual presence allows LEOS to apply British finishing standards to Emirati projects. The company handles sourcing, funding, construction and sales in-house. Weybridge Gardens 4 continues a series named after Weybridge, a prosperous Surrey town associated with upscale housing.
