About this project
Concierge, housekeeping and valet in a seven-level building
Lincoln Star Residence 3 has only a ground floor and six residential levels, yet its amenities list runs to more than twenty items. Among them are three services usually found in the hotel-style towers of Downtown or the Marina: concierge, housekeeping and valet. That is the stance taken by Lincoln Star Real Estate Development, which describes its approach as inspired by "branded living" without actually attaching the project to a hotel brand. The offering is limited to studios, one and two-bedroom units, delivered as freehold property. Handover is set for 27 December 2027. It remains to be seen how this level of service will be funded across a necessarily small number of units, a question any buyer should raise when reviewing the service charges.
Hotel-grade services on a G+6 footprint
Valet parking, housekeeping and concierge all carry fixed running costs. In a 40-storey tower, that cost is spread across several hundred apartments. Here, it will rest on a much smaller body of owners, which makes reading the future service charges more important than usual. On the upside, these services make short-term furnished rentals easier to manage: a short-stay tenant or an absentee owner benefits directly from organised housekeeping and a staffed lobby. The developer has also added a lounge and a social zone, two spaces designed more for passing through than for a family's daily routine. How well the concept holds together will depend on the operator appointed to run these services once the building is handed over.
No three-bedroom units on offer
The unit range tops out at two bedrooms. That choice rules out larger families from the start and targets young professionals, couples and buy-to-let investors instead. According to the developer, the units feature large windows and balconies facing the community. The interiors follow a contemporary style, though the available documentation does not detail materials or unit sizes by type. The studio will logically serve as the entry point into the scheme, and is likely to be the product most sought after by buyers purchasing remotely. For comparison, Astra Residences, a neighbouring project, leans more heavily toward two-bedroom units.
Sauna, meditation and coworking rather than a rooftop
Beyond the shared pool and gym, three amenities give the project a distinct character. The sauna and shared jacuzzi form a small wellness cluster, rounded out by a meditation area. The coworking zone caters to residents who work partly from home, a practical draw in a district still some distance from Dubai's main office hubs. The project also includes multi-sport courts, a jogging track, a children's play area and barbecue spots set within landscaped courtyards. EV charging points complete the package. The clubhouse, meanwhile, is meant to serve as a gathering point for residents.
Ten minutes from Expo City, fifteen from Al Maktoum
Dubai South is being built around Al Maktoum International Airport, which the government plans to expand into the emirate's main aviation hub. The developer places the residence 15 minutes from the airport and from Dubai Parks and Resorts. Expo City, the former World Expo site now reworked into a business and residential district, is around ten minutes away. Downtown Dubai and the Burj Khalifa are quoted at 25 minutes, while Dubai Marina, Palm Jumeirah and the Burj Al Arab sit at 30 to 35 minutes. These drive times assume off-peak traffic. The bet underpinning the location is the airport's own growth, which is expected to bring jobs and residents into the area.
A common format in a crowded district
A ground-plus-six layout is nothing unusual in Dubai South. The Collective by BOLD matches the same height, Celestia by DAMAC rises to seven storeys, while Albab Views and Coventry 66 stop at four. On that front, Lincoln Star stands out less for its architecture than for the list of services it promises. The "3" in the name suggests the developer is building a series of residences under the same banner, but the documentation provided does not specify either the total number of units or which projects have already been delivered. An investor would do well to check Lincoln Star's delivery track record and the current state of construction before committing to a deadline set for late 2027.
