About this project
Fourth building in a series, home automation as standard, six floors in total
The number 4 in the name matters. Lincoln Star Real Estate Development numbers its residences, and this fourth building lands in Dubai South with handover pencilled in for June 20, 2028. The structure has a ground floor plus five upper levels. It offers only three layouts: studios, one-bedroom and two-bedroom apartments. The brochure, circulated by Lucretia International, claims a "French Collection" inspiration built on classical proportions and clean geometric lines. For an investor, the real story lies elsewhere: a small building where every unit comes with a home automation system, in an area where rental demand is tracking the growth of Al Maktoum International.
Ground plus five, no race for height
The scale stays modest. In the same district, Windsor House and Marquis Horizon reach ten storeys, while Lincoln Star Residence 4 stops well short of that. The brochure's floor plans group levels in identical pairs (1st and 4th floor on one side, 2nd and 3rd on the other) and give a separate sheet to the ground floor and another to the roof. Unit distribution is therefore very consistent from one floor to the next, which makes it easier for a buyer comparing several units to read the offering. The facade relies on large glazed openings and plain volumes, with no particular ornamentation. The developer frames the building as a contemporary take on classical French architecture, but the renders mainly show a clean, straightforward residential block.
Studios, one and two bedrooms, nothing beyond
The absence of three-bedroom units or penthouses spells out who this project targets. Studios and one-bedrooms are aimed at workers from the logistics and airport zone who want housing close to their workplace. Two-bedroom units suit young couples with a child, which explains the space given to the play area in the brochure. Living rooms open onto large windows and interiors are delivered in a neutral palette. Every unit includes a home automation system controlling lighting, air conditioning and other functions. That's a concrete rental selling point, since this feature is often optional on projects of this tier in Dubai South.
Two pools, a jacuzzi and a covered gym
The amenities list runs long for a building this size. It splits an adult pool from a children's pool, both wrapped around a pool deck and paired with a shared jacuzzi. The gym is covered, which matters under the Emirati climate, and the brochure pairs it with a meditation zone and recovery spaces. Jogging tracks, a fountain, an outdoor play area and an indoor multipurpose room round out the offering. On the practical side, parking is covered and the building has access control with CCTV. It remains to be checked, on the roof plans, which amenities sit on the top level and which are ground based.
Ten minutes from Expo City, fifteen from Al Maktoum
The developer states a 10-minute drive to Expo City and 15 minutes to Al Maktoum International Airport. That last point is the real driver of the neighborhood. The airport's expansion is set to eventually make it Dubai's main airport, bringing thousands of jobs nearby. Dubai Marina sits about 30 minutes away, Palm Jumeirah and the Burj Al Arab 35 minutes, Burj Khalifa 40 minutes. These times assume smooth traffic on Emirates Road and Sheikh Mohammed Bin Zayed Road. The project therefore targets an occupant who works in the south and heads to the historic downtown less often.
June 2028, from a developer that builds in series
The handover date puts this project in the same wave as Windsor House or Loom, also expected in 2028 in Dubai South. Rental supply will grow at the same time, so competition will hinge on amenities and finish quality rather than location. Lincoln Star Real Estate Development repeats a model of contained-size buildings, and the number IV suggests at least three earlier projects under the same brand. Before booking, a buyer would do well to check the progress of those earlier residences and whether their deadlines were met. Freehold status, now standard in this area, also allows a non-resident to acquire full ownership.
