About this project
Al Reeman View bets on smart home tech and two-bedroom units in Al Shamkhah
Of the eight floor plans published in the Al Reeman View brochure, seven are two-bedroom layouts. That figure says almost everything about the project. Mainzer Art Development isn't chasing high-turnover studio tenants here: it's targeting households that want more space and an extra room. The building itself stays low-key, with a ground floor plus five residential storeys, set in an Abu Dhabi district still dominated by villas. Its main selling point comes down to two words, Smart Home, with a system that controls lighting, air conditioning and security. Handover is scheduled for 31 December 2027, on a freehold basis.
Seven two-bedroom layouts, just one one-bedroom
The brochure lays out units F01 through F08. Only F06 is a one-bedroom; the other seven are all two-bedroom units split into seven variants (Type 1 to Type 7). These variants point to genuine layout work, likely driven by each unit's position on the floor plate (corner, facade, orientation). The developer highlights functional zoning and private balconies, both mentioned in the project description. For a buyer, this means two apartments on the same floor could have quite different layouts. It's worth comparing plans unit by unit rather than assuming all two-bedrooms are alike.
Lighting, climate, security: smart home tech takes center stage
The Smart Home system is presented as built in from construction, not as an add-on installed later by the occupant. It covers three functions: lighting, air conditioning and security. In a climate where cooling costs make up a big chunk of the energy bill, remote scheduling has real practical value, particularly for a landlord or a resident who's often away. The brochure doesn't name the system's brand or the protocol it runs on. That's a question worth putting to the developer directly, since how long a smart home setup stays useful depends heavily on compatibility and ongoing software updates.
Five minutes to Al Riyadh City, eight to Zayed Airport
Al Shamkhah sits on the mainland, east of the city, between Khalifa City and the large-scale Al Riyadh City development. The developer quotes five minutes to Al Riyadh City and eight minutes to Zayed International Airport. Mohammed Bin Zayed City is listed at ten minutes away, Khalifa City at twelve, and Al Raha Beach at roughly fifteen. These are drive times, since the area isn't served by any rail or metro line. The address's appeal rests mainly on Al Riyadh City's growth and the airport's proximity, both of which drive residential demand from people working in the area.
Twenty years in Germany, first UAE plot
Mainzer Art points to more than twenty years of construction and development experience in Germany. The company is led by Abdul Karim Al Khawaga, listed as CEO and general manager. In Abu Dhabi, it says it works alongside UAE and European firms, though none are named. The brochure, circulated by agency Lucretia International, contains several misspellings of the project name itself ("Al Eman View," "Al Remaan view"). That detail isn't a dealbreaker on its own, but it's a reminder to check the project's registration with Abu Dhabi authorities and how the escrow account is set up before committing to anything.
Surface parking, no pool on the list
The official amenities list runs to just four items: elevator, reception lobby, outdoor parking and smart home tech. No pool, gym or outdoor common area is mentioned at this stage. Surface-level parking rather than underground fits a low-rise building on a suburban plot. This tight amenity package should help keep service charges down, something worth factoring in for a rental asset. It also points to a buyer profile of a family or working couple based nearby, rather than a tenant looking for resort-style services.
