Modon is launching Hudayriyat Golf Estates in June 2026 with a straightforward proposition: live on an 18-hole course without leaving Abu Dhabi. The project occupies the central sector of Hudayriyat Island, a 3,000-hectare landmass still largely under development. Unit sizes range from 2,195 sqft for townhomes to over 13,378 sqft for Golf Mansions. Six distinct typologies span a price bracket from AED 4.25 million to AED 35.55 million. Handover is scheduled for August 2030, meaning a four-year construction cycle following commercial launch.

Hudayriyat Island, a territory still taking shape

The island sits 29 minutes from the ADGM financial district and 33 minutes from Zayed International Airport. It already hosts the Olympic velodrome, Surf Abu Dhabi complex, and several developed public beaches. Hudayriyat Golf Estates is positioned in the central sector, close to the announced Disneyland Abu Dhabi park located 37 minutes away. The masterplan also includes a private school, equestrian center, and Biotopia medical hub. Road infrastructure remains under expansion, which explains variable commute times depending on construction phases.

Andalusian design facing the fairways

Modon claims Andalusian inspiration for the entire project. Facades combine white renders, curved arches, and terracotta roof tiles. The 4-bedroom Golf Homes display 4,004 sqft across two levels, with a central staircase as the organizing element. Floor plans show clear separation between ground-floor reception areas and upstairs bedrooms. The 6-bedroom Golf Mansions reach 13,378 sqft of living space, more than three times the entry-level surface area. This aesthetic choice contrasts with the contemporary lines dominating competitor projects on Yas Island or Saadiyat.

Six typologies from townhome to mansion

The project segments its offering into six distinct products. The 3-bedroom Golf Townhomes start at 2,195 sqft with an entry price of AED 4.25 million. The 4-bedroom Golf Townhouses add roughly 350 sqft. Golf Homes Villas reach 4,004 sqft with outdoor spaces opening directly onto the course. The 5-bedroom Range Villas climb to 5,887 sqft, while the 6-bedroom Fairway Villas reach 9,795 sqft. At the top of the range, Golf Mansions offer 13,378 sqft for AED 35.55 million. This stratification allows Modon to capture varied profiles, from young expatriate executives to wealthy families seeking a primary residence.

18-hole course and country club

The golf course serves as the project's central amenity. The 18-hole layout will be complemented by a golf academy and country club with restaurant. Residents will have access to dedicated cycling trails, a wellness center, and multi-sport courts. A dog park is also included among the facilities, a rare detail in regional residential projects. Landscaped green spaces wind between built clusters, creating visual corridors toward the fairways. The clubhouse will function as the social hub, integrating coworking zones and neighborhood retail.

Modon Properties is a government-linked entity in Abu Dhabi specializing in large destination projects. The developer has delivered several residential phases on Al Reem Island and oversees the overall development of Hudayriyat Island. Its business model relies on long cycles and integrated public infrastructure. For Hudayriyat Golf Estates, expressions of interest range from AED 75,000 to AED 250,000 depending on the chosen typology. This institutional positioning reassures buyers about delivery capacity, though the 2030 timeline requires patience.
