From 40 to 232 sqm: Marquis Aura's unit mix goes beyond what neighboring Dubai South projects offer

The largest unit announced at Marquis Aura measures at least 2,500 square feet, or roughly 232 sqm, for a three-bedroom layout. At the other end, studios start at 431 square feet (about 40 sqm). In between, Marquis Developers offers one-bedroom and two-bedroom units, a two-bedroom plus maid's room variant, and ground-floor retail space. The project sits in Dubai South, the district built up around Al Maktoum International Airport. At this stage, the launch date, the EOI (expression of interest) window, and the handover timeline have not been published.

A 232 sqm three-bedroom unit, uncommon for the area

The starting sizes give a sense of positioning: 731 square feet for the one-bedroom (about 68 sqm), 977 for the two-bedroom (about 91 sqm), and 1,429 for the two-bedroom plus maid's room (about 133 sqm). These figures are generous for Dubai South, where many recent developments stick to studios and compact one-bedroom units. The biggest jump comes between the two-bedroom plus maid's room and the three-bedroom, which adds nearly 100 sqm. A unit of that size targets families looking to live in the property rather than short-term rental investors. The studios and one-bedroom units, on the other hand, fall within the usual range for the rental market.

Launch, EOI and handover: no dates yet

The project's listing states that launch details, EOI, and other specifics will be shared at a later date. No payment plan is known yet, nor is the number of floors, the total unit count, or the handover date. For a buyer, this means it's too early to compare Marquis Aura to neighboring developments on timeline or financial terms. The brochure currently in circulation, distributed by Lucretia International, focuses mainly on the building's image and amenities. Before committing to an EOI, buyers will need to wait for floor plans and a payment schedule to be released, then check the project's registration with the regulator.

Vertical lines, large glazing and metallic accents

On the architecture side, the developer highlights a facade built around strong vertical lines. Large panoramic windows accompany them, along with metallic details in geometric shapes. No architecture firm is named, and the brochure gives no building height or cross-section. For the interiors, Marquis Developers promises a calm, contemporary palette, with natural textures and warm tones. The developer sums up its approach with the line "Luxury, Without Excess." The layouts are presented as a balance between open living areas and more private spaces. These will need to be checked against the actual floor plans to see how the separation between living areas and bedrooms works in practice.

Sauna, meeting spaces and open terraces

The amenities list covers the sector's usual standards: a shared pool and pool deck, a gym, a children's play area, a yoga zone, CCTV, and parking. Three features stand out a bit more. The first is a sauna, still uncommon in mid-sized buildings in Dubai South. The second is a set of work and meeting spaces aimed at residents who work from home. The third is a collection of open terraces and landscaped relaxation areas. The ground-floor retail units should also bring some convenience services, provided tenants are found for them.

Marquis Developers, from DLRC to Dubai South

Marquis Developers already has a presence at Dubailand Residence Complex with Marquis Vista, a nine-story residential building due for completion by late 2027. Marquis Aura extends the developer's footprint toward the south of the emirate. The brochure's map places the project relative to Al Maktoum International, Expo City (the former Expo 2020 site), Dubai Parks and Resorts, and The Palm Jebel Ali. It does not, however, give any distances or travel times. Dubai South's prospects are closely tied to the planned expansion of Al Maktoum Airport, and the project's value will largely track the progress of that work. Since the developer has only a handful of completed projects to its name, this is worth checking carefully before making a reservation.
