About this project
Mashriq Elite plants its fourth tower right at the entrance to JVC
Floareá Skies rises twenty-four levels above ground: a four-storey podium, nineteen residential floors and a landscaped rooftop. The building sits directly beside the main access road into Jumeirah Village Circle, a detail that matters in a district where getting out during rush hour can take a full fifteen minutes. Mashriq Elite Developments has kept the unit mix to studios and one or two-bedroom apartments only, with no three-bedrooms and no penthouses on offer. Handover is scheduled for 30 March 2028, on a freehold basis. The developer describes this as its fourth Dubai project, a fact that says as much about how young the company is as about the pace at which it keeps launching new schemes.
Right on the JVC entrance, Mohammed Bin Zayed side
The brochure leans on a point few towers in the area can claim: the building sits directly next to the community's main entrance and exit. For a resident working in Dubai Internet City or Media City, quoted at 10 minutes away, that means skipping JVC's internal loops entirely. Dubai Miracle Garden and Butterfly Garden are 5 minutes away, the Autodrome 7 minutes, and Dubai Marina, Mall of the Emirates and Dubai Hills Mall 15 minutes. Downtown and Business Bay come in at around 25 minutes, and both international airports at 35 minutes. The developer also references a future Purple Line metro station without giving its exact location or timeline, so it's worth treating as a possibility rather than a certainty.
G+4P+19: a tall podium with ground floor retail
The G+4P+19 layout sets aside four full levels for parking and services before the first residential floor. Ground level is given over to neighbourhood retail, giving the building a role beyond just housing its own residents. The facade goes for a vertical look, mixing glazing with metal detailing. On the technical side, the listing includes high speed elevators, EV charging points and ANPR (automatic number plate recognition) parking. That last feature is still uncommon in mid-range JVC residences and makes access management easier for short term tenants.
Nothing bigger than a two-bedroom
The project deliberately caps out at two bedrooms. Typical floor plans differ between lower and upper floors, suggesting unit layouts shift with height, though the brochure gives no figures for square footage or unit count. The finishes listed are specific: European-made tiling and appliances, glass and wood wardrobes, and upgraded glazing on the windows. Every unit comes with smart home controls operable through the Alexa voice assistant. Interior renders also show a home office nook, though it isn't clear which unit types include it.
Organic pool and a floating meditation deck
The amenities list runs long, but three items stand out. The rooftop holds an infinity pool, set on the nineteenth residential floor and above most of the mid-rise buildings nearby. On the podium level, a so-called organic pool comes with a floating meditation deck and a sunken lounge area. Add to that a Japanese garden, a lakeside board games corner, a mini golf setup, a reading nook and an indoor gym. For a tower with no large family units, there's also a splash pad and a kids' pool.
A developer that delivers in under two years
Mashriq Elite Developments is the real estate arm of Al Mashriq Group, a conglomerate with over twenty years in property and telecommunications. Its brochure cites a project launched in September 2023 and handed over to buyers in August 2025, a construction period of under two years. Two more projects followed, one in June 2024 and Grandé in February 2025. The group has already flagged upcoming launches on Dubai Islands and in Dubailand. That pace is a reassuring sign of execution capability, but the track record is still short and warrants checking the escrow account with RERA before committing.
A 50/50 payment plan, built for rental investors
The payment plan splits evenly in two: 50% during construction and 50% on handover. That structure keeps upfront capital tied up during the build to a minimum, without stretching debt out after delivery the way some neighbouring projects do. The studio and small-unit mix, the location right at the district's exit, and the automated parking all point to a clear buyer profile. This is mainly aimed at investors targeting young professionals commuting toward Al Barsha, the Marina or Media City. Owner occupiers will find the better fit in the two-bedroom units on the upper floors.
