About this project
A 59-floor cantilever rising above Sheikh Zayed Road
Jumeirah Residences Emirates Towers Tower A introduces a structural experiment rarely seen in Gulf residential towers: a building that appears to hover above ground level, supported by near-invisible pillars. Meraas commissioned Singapore-based SCDA Architects, known for blending landscape and built form across 80 cities worldwide. The tower stacks four basement levels, a ground floor, 59 residential storeys and three rooftop sky terraces. Handover is scheduled for August 2030, giving buyers a five-year runway before move-in. Pricing starts around AED 36 million, positioning the project squarely in the ultra-prime segment of Dubai's residential market.
SCDA's floating geometry explained
The cantilever effect relies on a reinforced concrete core and perimeter columns engineered to remain visually discreet from street level. Glass facades wrap the structure, maximizing sightlines toward Downtown Dubai to the south and the Arabian Gulf to the west. Interiors deploy warm marble, fluted glass partitions and timber accents that contrast with the angular exterior massing. Generous terraces extend living areas outdoors, a practical choice given Dubai's mild winter evenings. SCDA has executed similar structural concepts in Singapore and Shanghai, but this marks their largest residential cantilever in the Middle East.
Five-minute walk to DIFC Gate
The tower sits directly on Sheikh Zayed Road, less than 500 metres from Emirates Towers metro station. Museum of the Future is a five-minute drive, Downtown Dubai seven minutes, The Dubai Mall ten minutes. A pedestrian bridge connects the complex to the DIFC precinct without crossing any major road. Proximity to One Central and d3 adds cultural and creative amenities to a neighbourhood traditionally dominated by finance. For executives working in the district, the commute shrinks to a short walk rather than a daily traffic negotiation.
Jumeirah Signature Services at home
Jumeirah Hotels and Resorts extends its hospitality brand into the residential realm through a menu of Signature Services. Residents access 24-hour concierge, on-demand housekeeping, in-residence spa treatments and private chef bookings. The operating model mirrors branded residences by Bulgari and Four Seasons, where hotel-grade service underpins long-term value. A toddler club and childcare services cater to families, while a dedicated nail studio and fitness floor add convenience. Base services covering security, common-area maintenance and laundry come included in service charges.
Sky amenities: infinity pool and open-air cinema
The top three levels host an adults-only infinity pool oriented south toward the Burj Khalifa skyline. Landscaped lounges, private cabanas and an event terrace offer flexible spaces for entertaining. An outdoor cinema screens films against the city backdrop, a feature rarely found in DIFC residential projects. At garden level, a padel court, family pool, splash playground and branded restaurant round out the amenity stack. The wellness club integrates spa suites, saunas and a fully equipped gym connected to panoramic views.
Buyer profile: DIFC executives and regional family offices
Entry pricing above AED 36 million filters out conventional buy-to-let investors. The target audience comprises C-suite executives at DIFC-based institutions, Gulf family offices and Asian high-net-worth individuals seeking a foothold in the region's financial hub. Freehold title allows full foreign ownership, a decisive factor for non-resident purchasers. The Jumeirah branding reassures buyers on post-handover service quality and long-term asset management. Meraas, developer of City Walk, Bluewaters and La Mer, brings a track record of delivering large mixed-use projects on schedule.
