About this project
The first residences built in Dubai Design District
Dubai Design District has so far held offices, galleries and brand showrooms. No housing. Design Quarter at d3 changes that: Meraas is putting the first residential scheme into the creative district, a few hundred metres from Dubai Water Canal. The project brings together three towers and six low-rise buildings, with a total of 1, 2 and 3 bedroom apartments. Handover is set for May 2027, on a freehold basis. The immediate proximity of Business Bay and Downtown Dubai puts these residences within ten minutes of the city's main hubs.
Three towers and six low-rise buildings on a shared podium
The layout mixes two scales. Towers A and B rise to twenty-eight and thirty-eight residential floors respectively, topped by two mechanical levels, while a third tower tops out at seven storeys. All three sit on a shared base: two basement levels, a ground floor and three podium levels. Alongside them, six buildings of two to seven storeys round out the scheme and break up the massing. The facades keep things plain, strict lines and panoramic windows, a choice that stands apart from the more ornamented towers nearby in Business Bay.
Direct views of the Burj Khalifa and the canal
Unit orientation is a real selling point here. From the upper floors of towers A and B, the windows look out on the Burj Khalifa and Dubai Water Canal, two landmarks that few developments capture at once. D3 sits right on the canal, which opens up evening walks along the water and shaded jogging routes at the foot of the buildings. Meraas has laid out gardens called Golden Gardens between the blocks, keeping a green strip running through the built environment. The contrast between Downtown's lights and the greenery of the podium is the central idea behind the concept.
Infinity pool, sports courts and coworking spaces
The podium holds most of the amenities. There's an infinity pool, outdoor lounges, yoga spaces, a modern gym and tennis courts. Families get play areas and dedicated kids' rooms, along with a barbecue zone set up on the podium for evenings out. An interesting detail for this business district: shared workspaces are built into the residence, carrying d3's collaborative spirit inside the complex itself. Ground floor shops and restaurants round out the everyday offering.
A clearly defined creative and entrepreneurial target market
Meraas doesn't hide who this is built for. D3 hosts Dubai Design Week, Dubai Fashion Week and Sole DXB, and brings together luxury brands, design studios and creative professionals. Design Quarter speaks to that crowd: industry professionals, entrepreneurs and young workers who want to live where they work. The developer even brought in several international artists (Sebastian Curi, Tom Brolga, Miguel Angel Camprubi) to shape the project's visual identity. This idea of a professional community based on site sets the scheme apart from the purely rental-driven residences of Business Bay. It also taps into demand from a district that still lacks a mature residential offering.
Ten minutes from Downtown, fifteen from the airport
D3's location, between Al Khail Road and Sheikh Zayed Road, connects well to the rest of the city. Downtown Dubai and the Dubai Mall are a ten minute drive away. Business Bay, DIFC, City Walk and Nad Al Sheba are about fifteen minutes out. Dubai International Airport (DXB) is also fifteen minutes away, a plus for residents who travel often. That quick access to the city's main routes, in a district that has until now been geared toward offices and business, adds to the appeal of getting in among its first residents.
