Solaya brings together nine buildings lined up along the Jumeirah coast, and number 8 sits on one of the last remaining plots. The collection totals 234 residences spread across the nine towers. The project comes from a partnership between Meraas and Brookfield Properties, with architecture by Foster + Partners and interiors designed by 1508 London. Layouts range from 2 to 5 bedrooms, in sizes between 1,900 and 7,600 square feet. The developer has not yet released a sales launch date or a detailed timeline.

Foster + Partners frames views across three directions

The nine buildings are deliberately positioned to capture the sea, the city and the beach. The architecture works with horizontal lines and an elongated composition that ties each volume back into the landscape. Inside the residences, living rooms are placed to open onto the sea through large glazed openings. The five-bedroom units on the second-to-top floor get views across three orientations. Grant Brooker, Studio Head at Foster + Partners, describes a place meant for sitting on the balcony and listening to the waves, which sums up the beachfront approach behind the whole scheme.

A main kitchen and a separate prep kitchen from three bedrooms up

The interiors by 1508 London lean on a neutral palette and tactile materials. Expect stone flooring, marble accents, timber joinery and detailed furniture pieces. Ceiling heights are generous and the layouts stay open, with a clear split between living areas and private spaces. From three-bedroom units upward, every residence gets an open kitchen plus a separate prep kitchen. Some layouts offer a courtyard view right from the entrance, and every unit has direct elevator access opening into a private hallway, with a separate service elevator keeping deliveries and staff out of sight.

J1 Beach and thirteen addresses within walking distance

Solaya 8 sits directly on the beach, right along J1 Beach. This stretch brings together thirteen restaurants and beach clubs, including Sirene Beach by Gaia, Gigi Rigolatto and Bâoli. Mandarin Oriental Jumeirah, Bvlgari Resort Dubai and Four Seasons Resort Dubai are all close by. Downtown Dubai, The Dubai Mall and Burj Khalifa are about a fifteen-minute drive away. Dubai International Airport is roughly twenty minutes away.

A spa with sauna, a cinema and a shared Beach Park

The amenities cover wellness, leisure and everyday needs. The offering includes a spa with sauna and treatment rooms, a gym alongside a fitness studio, a private cinema, a residents' lounge and meeting rooms. Outdoors, residents get pools, landscaped gardens, a yoga deck, a play area and a kids' pool. A central Beach Park, built as an open-air space for sport and relaxation, connects the different towers and stays open to the wider local community. Services run from concierge to 24-hour security, plus valet, doorman, housekeeping and home maintenance, laundry and lounge service.

A gated enclave built for long-term buyers

Entry is through a secured private access point, which points the project clearly toward buyers looking for privacy and controlled access. The large floor plans, up to 7,600 square feet, and the bedroom counts target settled expat families or wealth-focused buyers rather than short-term rental income. The mix of private beach, Beach Park and on-demand services is built for residents who actually live there, not for investors passing through.
