About this project
Sixty-nine floors housing just 76 owners on Palm Jumeirah
Como Residences stacks 69 residential levels yet sells only 76 units. That ratio translates into an average private space exceeding 500 square meters per residence. Nakheel Properties deliberately capped inventory to maximize individual footprints and unobstructed sightlines. The tower peaks with a 360-degree observation deck, the highest public viewpoint on the island. A series of vertical lakes punctuates the facade, an engineering choice rarely seen in Gulf residential projects. Handover is scheduled for September 2027 under freehold title.
From two-bedroom apartments to a duplex penthouse
The unit mix spans two-bedroom apartments up to a five-bedroom duplex penthouse. In between, buyers can choose from three, four, five or six-bedroom configurations, plus seven-bedroom duplexes. This range addresses both the secondary-residence investor and the large family relocating permanently. Parking allocations run from three to seven spaces per unit depending on size. The penthouse secures ten dedicated spots. Living rooms feature high ceilings, while floor-to-ceiling glazing with thermal insulation comes standard across all typologies. Branded kitchen appliances and smart-home controls are pre-installed.
Vertical lakes and a dual rooftop concept
The most distinctive architectural element is the vertical lake system integrated into the structure. These suspended water features introduce natural thermal mass and create an immediate visual signature from street level. Two roof levels cap the building. The lower one hosts an infinity pool with direct views over the Arabian Gulf and Dubai Marina skyline. The upper level functions as the panoramic observation deck, likely the tallest accessible point on Palm Jumeirah. This dual rooftop compensates for the absence of a private beachfront directly attached to the tower.
Three interior palettes: Opal, Mist, Sand
Nakheel offers three finish schemes. Opal emphasizes white and pearl tones with Tabu walnut veneers, Pearl Matt lacquers and bronze glass cabinets. Mist shifts toward dove grey with Titan metal profiles and Pique melamine carcasses. Sand deploys warm beige and light chestnut, pairing Dune lacquer doors with Ecoskin Mink dividers. Kitchens include metallic lacquer islands, tall bronze-glass units and stone worktops. Primary dressings feature Stopsol transparent glass doors and Iris or Titan profiles based on the chosen palette. Secondary ensuites follow a coordinated material language, with vanity tops matching wall finishes.
Direct link to Crescent Road and Palm hubs
Vehicle access connects straight to Crescent Road, the main artery running along Palm Jumeirah's crescent. Al Ittihad Park and Golden Mile Galleria sit two minutes away by car. Palm Monorail station is three minutes out, linking residents to Atlantis and the trunk road. Palm West Beach, home to a cluster of restaurants and public shoreline, is a four-minute drive. Nakheel Mall and Club Vista Mare, two major retail and dining destinations, are reachable in five minutes. The western crescent location guarantees unobstructed sunset views over open water, with no neighboring towers blocking the sea side.
Shared amenities sized for a small community
With only 76 households, common areas retain a semi-private character. The building includes a spa, shared gym, coworking zone and owners' lounge. Children have access to a dedicated pool and play area. A paddle court rounds out the sports offering. Pets are permitted, a policy not universal on Palm Jumeirah. Integrated smart-home technology covers lighting, climate and security. A full-time concierge service operates alongside comprehensive CCTV monitoring. Ground-floor dining outlets reduce the need for daily off-site trips, a practical convenience for residents prioritizing walkability within the development.
