About this project

453 units stacked across thirty floors, from studio to penthouse

One Residence holds 453 units spread over 30 residential floors, roughly fifteen units per floor plate on average. That's a high density for Downtown Dubai, where several recent schemes have instead gone the low-count route. Ginco Properties is behind the project, marketed by One Broker Group, with handover set for 30 September 2028. The tower sits on a fairly heavy technical base: three basement levels, a ground floor, a mezzanine and four podium levels. The title is freehold, so it's open to foreign buyers as full ownership. What sets the project apart is mainly the breadth of its unit range, spanning studios to penthouses within a single building.

Four podium levels before the first apartment

The first residential unit only begins above an eight-level base once you count the basements, ground floor and mezzanine. This podium houses most of the shared amenities and parking, freeing up the upper floors for pure residential use. For a buyer, the practical effect is simple: even the lowest apartments already sit high enough to clear the view above the shorter buildings nearby. Overall, the building rises past the thirty-floor mark above ground. It stays notably more modest than the 60 or 70-storey towers in the area, such as Volta Tower or Opera Grand. One Residence isn't trying to compete on height.

Copper panels and bronze-finish balconies

The facade works with a clearly metallic vocabulary. Copper panels catch the light and shift into warm tones depending on the time of day. The balconies, finished in bronze with minimalist railings, emphasize the tower's vertical lines and trace curves from one floor to the next. Glazing runs floor to ceiling. Inside, the developer carries the same palette through with beige tones, brass and copper, paired with textures and patterns bolder than the average Downtown handover, which tends to lean neutral. No architecture firm is credited in the brochure, which limits comparison with signature projects like Inaura and MVRDV.

Ginco takes the opposite approach to its VELOR tower

The comparison with Ginco Properties' other project is telling. In Business Bay, VELOR only offers four and five-bedroom penthouses. One Residence goes the other way and covers nearly the full range: studios, one and two-bedroom apartments, two-bedroom-plus-maid units, then penthouses at the top. This variety lets the developer reach both the rental investor, who will look at studios and one-bedrooms, and the end-user buyer, more likely drawn to the two-bedroom-plus-maid units. The exact breakdown between unit types isn't disclosed. That's a detail worth asking about before booking, since it shapes who your neighbours will be and how much competition you'll face when re-letting in the building.

Golf simulator, music room and a kids' pool

The amenity list runs past thirty items, but three stand out. A golf simulator is still uncommon in Downtown residential towers. The music room addresses a need developers rarely cater to, that of residents who play an instrument but can't do so in their own apartment. The program also gives real weight to families, with a kids' pool, a kids' club, an outdoor play area and water features. On top of that there's an infinity pool with a floating deck and loungers, a yoga studio, a cinema room, a coworking space and a zen garden. Valet parking rounds things out, which matters in an area where getting around at peak hours is still a headache.

Between Sheikh Zayed Road and Financial Centre Road

Downtown Dubai is framed by two major roads, Sheikh Zayed Road and Financial Centre Road, and served by the metro. The brochure lists Burj Khalifa, Dubai Mall, Dubai Opera and Business Bay as five minutes away. DIFC, the Museum of the Future, City Walk and Jumeirah Beach are said to be ten minutes out, with the international airport and Palm Jumeirah at twenty minutes. These drive times assume no traffic. The developer also cites DXBinteract figures: a 133% rise in transactions and a 41% rise in rents in the area over three years. These are market figures worth double-checking, not a projection specific to the tower, and they cover a period of strong growth that a handover in late 2028 isn't guaranteed to match.

Few newer Dubai brands can point to a parent company that has been building in the region since 1975, but Ginco Properties can. As the real estate arm of GINCO Group, founded by Chairman Gheyath Mohammad Gheyath, the developer focuses its launches on two of the city's most liquid addresses: Downtown Dubai and Business Bay. With apartments from around AED 1.52 million and payment plans starting at 20% on booking, it appeals to both yield-focused investors and end-users. Here is what you need to know before you buy.
