About this project

A 26-storey tower that sells nothing but penthouses

VELOR has no studios and no one-bedroom units. Ginco Properties has chosen to fill its twenty-six residential floors with a single product line: four and five-bedroom penthouses. The building sits on two basement levels, a ground floor and three podium levels, a layout common enough in Business Bay but rarely paired with such a narrow offering. Handover is set for December 31, 2028, on a freehold basis. Sales run through One Broker Group, with an expression of interest phase currently open on the five-bedroom units.

Twenty-six floors reserved for large layouts

The typology is the real distinguishing feature here. In an area where most recent towers lean on one and two-bedroom units to attract rental investors, VELOR targets a much narrower segment. The four and five-bedroom units are aimed at families already based in Dubai, or buyers looking for a large primary residence without moving into a villa. This choice naturally lowers the number of units per floor and, with it, neighbor density. It also limits resale liquidity, since the pool of buyers for units this size is smaller than for compact layouts.

Formal dining room and entertainment room

Brochure renderings show a layout built around separate reception spaces: a formal living room, a separate lounge, a formal dining room and an entertainment room, a setup that echoes how large Gulf households tend to entertain. The master suite comes with its own dressing room. Kitchens feature stone countertops, custom storage and high-end appliances, though the brand has not been specified at this stage. Floor-to-ceiling windows and generous terraces round out the offering, though no exact square footage appears in the documents reviewed.

Two basements, three podiums and a low-key elevator lobby

The facade plays with rounded lines and wide glazing, with terraces shaping the tower's silhouette. The architect's name does not appear in the brochure, something a buyer attentive to a building's design pedigree may want to check. The developer instead puts the focus on the arrival sequence. The entrance lobby, lit by floor-to-ceiling glazing, leads to an elevator landing designed to reduce crossover between residents. Valet parking and concierge service extend that same logic of privacy, in line with a clientele paying not to share common areas with hundreds of neighbors.

Mini-golf, zen garden and rooftop pool

The infinity pool sits on the roof rather than the podium level, where amenities are usually clustered in towers of this type. The amenity package also includes a mini-golf course and a zen garden, both less common additions in the area's towers. The rest of the list is more standard: an indoor gym, yoga studio, spa, sauna, barbecue area, kids' pool and play areas. A coworking space and EV charging points cater to the habits of active families today. Retail and dining outlets at ground level are also planned.

Between Business Bay and Downtown, an address worth pinning down

Project data lists VELOR in Business Bay, while the brochure refers to it as part of the Downtown District. This kind of overlap is common for plots sitting on the border between the two areas, but it's worth confirming against the land registry before committing. According to the developer, Burj Khalifa, Dubai Mall, Dubai Opera, City Walk and Bay Avenue are 5 to 10 minutes away. DIFC, J1 Beach, Burj Al Arab and Mall of the Emirates are 10 to 15 minutes away. Palm Jumeirah, Dubai Marina and Dubai International Airport are quoted at 15 to 20 minutes, travel times that can stretch during rush hour on Sheikh Zayed Road.

Handover in late 2028, from a developer with a thin track record

Ginco Properties doesn't carry the same delivery history in Dubai as the major names operating in Business Bay, such as DAMAC, Omniyat or Ellington. The brochure devotes a section to the developer and its partners but does not list completed projects. For investors, execution risk becomes a central question on a timeline running to late 2028. Worth checking: the escrow account, RERA registration and the payment plan, none of which has been made public in detail yet. The current expression of interest phase allows buyers to reserve a unit ahead of that information being released, a step that calls for some caution.

Few newer Dubai brands can point to a parent company that has been building in the region since 1975, but Ginco Properties can. As the real estate arm of GINCO Group, founded by Chairman Gheyath Mohammad Gheyath, the developer focuses its launches on two of the city's most liquid addresses: Downtown Dubai and Business Bay. With apartments from around AED 1.52 million and payment plans starting at 20% on booking, it appeals to both yield-focused investors and end-users. Here is what you need to know before you buy.
