Nearly one in two units is a studio, and offices sit between the podium and the apartments

Of the 191 units at 1WOOD Residence 2, 90 are studios. That works out to 47% of the scheme, a share rarely seen in Jumeirah Village Circle, even in buildings designed with rental yield in mind. Object One Real Estate Development has added another twist: two office floors sandwiched between the podium and the ten residential levels. The building stays mid-rise, and the brochure points to handover in the fourth quarter of 2027. For an investor, this means weighing up a product heavily skewed toward small units, inside a mixed-use building rather than a purely residential tower.

Basement, four podium levels, two office floors

The technical specs fit into one line: B+G+4P+2(O)+10(R)+R. That breaks down to a basement, a ground floor, four podium levels, two office floors, ten residential floors and a roof. The first residents therefore live on the eighth constructed level, sitting above the parking, amenities and commercial space. This setup has two knock-on effects. First, even the lowest-floor units gain extra clearance compared with neighboring buildings. Second, how foot traffic flows between office workers and residents will come down to the lobby and elevator layout, something worth checking against the final floor plans.

Timber as the thread running through the facade

The project's name sums up the architectural approach. The facade pairs wood-look cladding with large glazed surfaces and simple horizontal lines. Inside, the developer promises natural tones and open layouts. No architecture firm is named in the marketing materials. The "2" in the name suggests Object One is building out a series already underway, a format the developer has also rolled out elsewhere in Dubai, with AUREL1A Residence in Dubai Sports City.

90 studios, 50 "one-and-a-half bedroom" units, just one two-bedroom

The breakdown of the program tells a clearer story than average unit size ever could. Alongside the 90 studios sit 40 one-bedroom apartments, 50 one-and-a-half bedroom layouts and 10 two-and-a-half bedroom units. The standard two-bedroom exists in exactly one unit. The "and-a-half" formats add a bonus room, be it a home office, a child's bedroom or a dressing area. It's a direct answer to tenants who work from home but can't stretch to a full extra bedroom. The target market here is young professionals and couples, far more than larger families.

A podium packing in nine amenities

The amenities floor plan lists nine separate spaces on a single deck. The main pool is lined with a sun-lounger deck, with a kids' pool set right alongside it. An outdoor CrossFit zone sits next to the indoor gym, keeping functional training separate from the weight room. Families get an outdoor playground, an indoor games room and a clubhouse, with a barbecue area rounding things off. The listing also mentions a coworking space, a sensible addition given how many studios and bonus-room layouts the building holds.

Sunmarke two minutes away, Dubai Hills seventeen

The travel times in the brochure place the building in the southern part of JVC, close to Jumeirah Village Triangle. Sunmarke School is two minutes away and Arcadia School five, both popular picks among expat families. The Novotel and Mövenpick in JVT sit at roughly the same distance, which hints at the kind of transient clientele the area draws. On the retail side, City Centre Me'aisem is 11 minutes out, Mall of the Emirates 15 and Dubai Hills Mall 17. Expect 20 minutes to The Walk JBR and 22 to Palm Jumeirah, via Al Khail Road or Sheikh Mohammed Bin Zayed Road. In a neighborhood where so many projects are launching at once, buyers would do well to weigh these advantages against those of nearby buildings due for handover in 2027 and 2028.
