Object One goes tall in JVC with 499 units stacked over 46 levels

The technical spec sheet for ALTA V1EW reads like an engineer's formula: B+G+5P+2MF+46+R. That breaks down to a basement, a ground floor, five podium levels, two mechanical floors, 46 residential floors and a rooftop. All told, the tower clears the fifty-level mark and ranks among the tallest buildings announced in District 10 of Jumeirah Village Circle. Object One Real Estate Development is fitting in 499 units here, split between studios, one bedroom and two bedroom apartments. Handover is set for the fourth quarter of 2028. The developer is marketing the project under the "Skyhomes" banner, and the tower backs up that name with its layout more than with the slogan itself.

Five podium levels before the first apartment

The brochure lays out a fairly readable stacking plan. The basement and part of the podium base are given over to parking, the ground floor holds retail space, and the first podium level houses duplex units. The standard apartments then occupy two bands: floors 2 to 31, followed by floors 32 to 46. Between the two, a mechanical floor around level 33 also contains a shared terrace. This layout keeps the apartments away from street noise and retail traffic. It also creates a clear split in views between the lower and upper bands, something buyers will want to look at closely when picking a unit.

Lagoon pool at ground level, infinity pool up high

The project spreads its amenities across two separate decks. At the podium, the plan lists 17 features: a lagoon-style pool with a slide, a kids' pool, floating cabanas, a sunken lounge at the water's edge, and two zones called Aqua Oasis and Sand Oasis. There's also a tennis court, a ping-pong table, an outdoor CrossFit area, an indoor gym, a clubhouse, a barbecue spot and a kids' play room. The second deck, called the Sky Deck, sits halfway up the tower on the mechanical level. It brings together an infinity pool, a sun deck and a lounge area. Two pools at two different heights is still uncommon for a mid-range JVC building, where most projects settle for a single pool on the roof or at the podium.

No three bedroom units in the mix

ALTA V1EW tops out at two bedrooms, and the only slightly unusual layouts are the duplexes on the first podium level. With 499 units across 46 floors, the tower averages fewer than eleven units per level, which suggests fairly compact floor plates. This unit mix matches the dominant rental demand in JVC, driven by young professionals and couples who work in Dubai Marina, Al Barsha or Dubai Internet City. Families with several children will find more suitable layouts among the neighborhood's townhouses. For an investor, this mix makes leasing easier but also means direct competition with the thousands of studios and one bedroom units delivered in the area over recent years.

Sunmarke School two minutes away, no metro

District 10 sits in the southern part of JVC, close to Jumeirah Village Triangle. The brochure places Sunmarke School 2 minutes away and Arcadia School 5 minutes away, two private schools that draw expat families. The Novotel and Mövenpick hotels in JVT are also 2 minutes away, and Dubai Miracle Garden is 9 minutes out. For the larger shopping malls, budget 11 minutes to City Centre Me'aisem and 15 minutes to Mall of the Emirates. No metro station currently serves JVC. Trips run through Al Khail Road and Sheikh Mohammed Bin Zayed Road, both busy at peak hours, so a car remains a must.

Object One steps up in scale

The developer built its name mainly on mid-sized buildings, such as V1STARA House 2 in Al Furjan (ten residential floors) or AUREL1A Residence in Dubai Sports City. ALTA V1EW keeps the brand's habit of swapping a letter for the number 1, but the height is a different story altogether. Delivering a tower of more than fifty levels calls for technical and financial resources well beyond those needed for a ten-floor building, and that's the real point to watch ahead of 2028. For comparison, SKY LEVEL 1, another JVC project, has 46 levels total, of which 35 are residential. ALTA V1EW stacks 46 residential floors on its own.

Service charges quoted at 15 dirhams per square foot

The developer is already putting out an estimate for service charges: AED 15 per square foot per year. That figure sits at the high end for JVC, and the amenity count (two pools, a tennis court, a slide, cabanas) largely explains it. These facilities come with costly upkeep, which will weigh on net yields for the smaller units. The project is being sold freehold, open to foreign buyers. The Q4 2028 date remains a preliminary target rather than a contractual one. Buyers will want to track construction progress and escrow account payments to check whether the timeline holds.
