SKY LEVEL 1 stacks 35 residential floors on top of an office and retail podium, making it one of the tallest schemes Object One Real Estate Development has put forward so far. The tower sits in Jumeirah Village Circle, a district where most buildings top out between 10 and 20 storeys. The developer has built the entire concept around the night sky, and that theme goes beyond the name: an observation deck fitted with digital telescopes crowns the building. The residential offering is limited to a single layout, the one-bedroom apartment. Handover is set for June 25, 2029, on a freehold basis.

Two basement levels, five podium floors, three office floors

The vertical layout reads like a stack of distinct functions. Two basement levels and five podium floors house parking and building services, sitting above a ground-floor retail level. Above that come three office floors, then the 35 residential levels, a mechanical floor and the rooftop. That adds up to 46 levels above ground, well beyond the average height for JVC. The facade plays on a vertical silhouette, cascading terraces and large glazed surfaces. For an investor, this mixed-use character has a practical consequence: office and retail traffic will share the building with residents, which brings life to the ground floor but calls for clearly separated access management.

Just one residential layout: the one-bedroom

Object One is not offering studios or larger family apartments in this tower. Only one-bedroom units are being sold, each with a fitted kitchen, large windows and a smart home system. The choice clearly targets young professionals or couples without children, as well as investors looking for a unit that is easy to let year-round. In JVC, the one-bedroom remains the most liquid format on the rental market, since it fits the budget of employees working in Dubai Marina, Al Barsha or Dubai Internet City. The downside is well known: with 35 floors of the same product, resale and rental competition will mostly play out between neighbours on the same building. Floor level, orientation and view will therefore drive most of the value difference.

Observatory, infinity pool and CrossFit zone

The most distinctive feature remains the observation deck with its digital telescopes, in line with the project's astral theme. A panoramic infinity pool rounds off the offer up top, while a main pool with sun deck and a children's pool occupy the podium. On the fitness side, the tower includes an indoor gym, an outdoor CrossFit zone and a yoga space. Families will find an indoor games room and an outdoor play area, even though the one-bedroom layout is unlikely to draw many of them. There is also a barbecue area, lounges, a lobby and ground-floor retail. That is a long list for a scheme of this size, and the service charges will need close scrutiny before buying.

Circle Mall two minutes away, Downtown 25

The developer lists Circle Mall at 2 minutes away, which covers day-to-day shopping without long car trips. Dubai Miracle Garden is 9 minutes off. Dubai Marina and Global Village are given at 15 minutes, Mall of the Emirates at 16 minutes. Palm Jumeirah takes about 22 minutes, and Burj Khalifa and Dubai Mall around 25 minutes. These times assume driving outside peak hours, since JVC still has no metro station. For a tenant working in the southwest of the city, the location remains one of the more practical trade-offs between price and access to Al Khail Road and Sheikh Mohammed Bin Zayed Road.

Object One keeps expanding across Dubai's mid-tier districts

SKY LEVEL 1 adds to a string of projects by the same developer in Dubai's intermediate neighbourhoods, including AUREL1A Residence in Dubai Sports City and V1STARA House 2 in Al Furjan. Those neighbouring projects have stayed modest in size, with V1STARA House 2 running to around ten residential floors. With 35 residential floors, SKY LEVEL 1 marks a real change of scale for Object One, and that jump is exactly what a buyer needs to weigh up. The timeline allows a little over three years between commercial launch and the handover date set for June 2029. On a tower of this height, tracking construction milestones and escrow account payments will be the best gauge of the developer's ability to meet that deadline.
