About this project
256 one-bedroom apartments out of 340: Object One's anniversary tower bets on the mid-size format
Of the 340 units at The F1FTH Tower, 256 have a single bedroom. Studios number just 34, and two-bedroom units come to 50, meaning the bulk of the offering sits squarely on one format. Object One Real Estate Development calls this its fifth project, hence the "1" worked into the name, and its tallest to date. The tower rises in Jumeirah Village Circle's District 16, with handover set for the fourth quarter of 2026 (late November, according to the schedule provided). The project is freehold, as is nearly all of JVC. The other clear design choice in the brochure concerns the podium, built so families can find their recreation without leaving the building.
Three out of four units have one bedroom
One-bedroom units make up 75% of the stock, a sharper split than most recent towers in the area. Several neighboring projects lean on studios to keep entry prices low. Object One is making a different bet. One-bedrooms rent easily in JVC among young couples and single professionals looking for an extra room over a studio without paying for a two-bedroom. For an investor, the trade-off is straightforward: at resale, these units will compete directly against each other within the same building. The 50 two-bedroom units, being scarcer, may hold up better on that front. Interiors are described as neutral tones with wood accents and large glazed windows.
Five podium levels before the first apartment
The technical layout comes down to one formula: G + 5P + 30 + R. A ground floor, five podium levels, thirty residential floors and a roof, for 36 floors by the developer's count. The ground floor houses a main lobby, an elevator lobby and five retail units, raising hopes for a convenience store or café at the base of the tower. The typical floor plans shift several times going up (2 to 5, 6 to 13, 14 to 17, 18 to 19, 20 to 22, then 23, 24 to 26, and 27 to 30). This string of floor plan variations suggests unit layouts change with height. The upper floors, rising above the low-rise buildings of District 16, should offer the clearest views.
VR room, cinema and a misting walkway on the podium
The podium plan lists 19 amenity spaces. The most unusual is the gaming room: PlayStation, a large screen, gaming computers and VR headsets, a rare feature for JVC residences. The developer also plans a landscaped walkway fitted with a misting system, useful when temperatures climb past 40°C between June and September. The children's pool is shaded and kept separate from the main pool, which comes with cabanas and sun loungers. The rest follows a more familiar template: sauna, steam room, gym with a yoga studio, outdoor fitness area, ping-pong table, cinema, clubhouse, kids' room and a barbecue zone with an outdoor kitchen and dining space. The brochure describes the play area as "one of the best in JVC," a claim worth checking on site.
District 16, four minutes from Circle Mall
According to the developer's drive-time estimates, Circle Mall and JSS International School are four minutes away by car. GEMS Founders School is 10 minutes out, Sunmarke School 12. Mall of the Emirates is a 15-minute drive, Dubai Mall 20 minutes, and The Walk JBR and Palm Jumeirah 21 and 22 minutes respectively. JVC still has no metro station, but the area connects to Hessa Street, Al Khail Road (E44) and Sheikh Mohamed Bin Zayed Road (E311). RTA bus routes round out transport options for residents without a car.
A mid-size developer's fifth project
Object One remains a modest player next to Dubai's biggest names. This fifth project is also its first building of this height, a real shift in scale for the construction team. For an off-plan buyer, the point to track is how actual construction progress compares to the late-2026 deadline. Escrow account records published by the Dubai Land Department make this possible to check independently of sales material. The brochure stays silent on the architect and the façade materials, two details worth asking about before signing.
