About this project
A 26-level tower built around the idea of a residential sports club
W1NNER Tower holds 136 apartments, and 97 of them are one-bedroom units. Object One Real Estate Development placed this tower in District 04 of Jumeirah Village Triangle, following a B+G+5P+20+R layout: one basement, a ground floor, five podium levels, twenty residential floors and a roof. The developer leans into a clear theme, physical activity, which even shows up in the project's name. The brochure lists both an outdoor gym and sports simulators built around gaming consoles. Handover is scheduled for the fourth quarter of 2026, with a target date of December 15, sold on a freehold basis.
97 one-bedroom units out of 136
The scheme is built around just three unit types. There are 97 one-bedroom apartments, about 71% of the total, 19 one-and-a-half-bedroom units and 20 two-bedroom apartments. There are no studios and no three-bedroom units. This lineup rules out both the buyer chasing the lowest entry price and the larger family. The target profile looks more like an active couple or a young expat professional, and the one-and-a-half-bedroom layout, with its extra room usable as a home office, is clearly aimed at remote workers. Two retail units at the base of the tower round out the offering.
Aqua fitness, trampolines and connected bikes
Several amenities go beyond the usual pool and gym combo. The adult pool, outdoors, is fitted with aqua fitness equipment, surrounded by showers, loungers and cabanas. The children's play area includes ground-set trampolines, a detail rarely found in JVT towers. Indoors, the gym offers bikes linked to interactive screens so residents can race against each other, next to a dedicated Pilates space. The cinema room doubles as a gaming lounge, and the podium also houses a clubhouse, a sauna, a kids' room, table tennis and an open-air yoga area.
Legrand, Tedee and Daikin among the fit-out brands
The brochure spells out the brands used, something many developers in the area skip. Sanitaryware comes from Spain's Gala, and the fittings from Ramon Soler, also Spanish. Tiles are imported from Turkey. Legrand supplies the switches and the smart home system, which controls lighting, music, temperature and security. The front door opens with a Tedee smart lock operated from a smartphone or smartwatch, with three tiers of virtual keys and an entry log. Air conditioning runs on Daikin, and kitchens come fitted with a fridge, oven, microwave, gas hob, dishwasher and built-in hood.
Sunmarke two minutes away, the hospital outside the neighborhood
The brochure places Sunmarke School 2 minutes away and Arcadia School 5 minutes away, both schools in high demand among expat families. Circle Mall sits 4 minutes out, Mall of the Emirates 15 and Dubai Mall 20. The neighborhood sits between Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44), 30 minutes from the international airport. The document also flags a gap: JVT has no hospital, meaning a trip to NMC Royal Hospital or HMC Medical Centre, about ten minutes by car. The Al Khail Avenue project, a mall announced at 2 million square feet, should improve the retail offering nearby.
Service charges at 15 AED per square foot, handover late 2026
Object One is quoting projected service charges of 15 AED per square foot per year. That figure lines up with a tower running pools, a sauna, a cinema room and a five-level covered parking structure. Buyers should factor this into their net yield calculations, since these amenities carry running costs. The developer repeats the typographic trick used across its other projects (V1STARA House in Al Furjan, AUREL1A Residence in Dubai Sports City), slipping a digit into the name. With handover set for December 2026, W1NNER Tower sits among the closest to completion in the developer's lineup, shortening the wait for buyers purchasing off-plan.
