About this project

Offices for sale facing Business Bay's largest urban park

Burj Capital has no apartments at all. In a Business Bay where recent launches have mostly stacked branded residences, Centurion Properties is putting up a tower dedicated entirely to office space, sold freehold and unit by unit. The building rises across five basement levels, a ground floor, three podium levels and 26 numbered floors, topped by a rooftop. It sits on Marasi Drive, in the second phase of Business Bay, right next to a 623,000 sq ft urban park. Handover is set for December 30, 2028. The project is being developed by OCTA Properties on behalf of the Centurion group.

Two collections split by a garden on the 14th floor

The tower reads as two distinct blocks. From the 2nd to the 13th floor, the Executive Collection groups together the more affordable units. The 14th floor is left entirely open: called the Canal Sky Garden, it houses a coworking space, individual work pods, a meeting zone, sunken seating and two prayer rooms, one for men and one for women. Above it, from the 15th to the 26th floor, the Sky Collection gets the clearest views over Downtown. The ground floor even splits foot traffic in two, with one lift lobby for the lower floors and another for the upper ones, cutting down wait times during peak hours.

Four unit types ranging from 754 to 2,378 sq ft

On a typical Executive Collection floor, the brochure lists four layouts. Type D, the smallest, comes in at 754 sq ft with no balcony. Type A totals 1,212 sq ft, including 306 sq ft of balcony, and Type C reaches 1,490 sq ft with 371 sq ft of outdoor space. Type B, the largest, runs to 2,378 sq ft. That much balcony space is unusual for commercial real estate in Dubai, where sealed glass facades are still the standard. Units are delivered as open floor plates, and the developer also shows combinations of two adjacent offices forming suites of 1,810 to 4,013 sq ft, handy for a company planning to grow without moving out.

Pickleball and a putting green on the first floor

The first floor holds most of the amenities and feels more like a club than a service level. It has a pool with a pool deck, a yoga deck, an outdoor fitness zone, a running track and an indoor gym. The choice of a pickleball court and putting greens clearly targets executives rather than open plan office staff. On top of that there's an outdoor meeting room, amphitheater style seating and dining spaces. At the very top, the Skyline Lounge offers a panoramic deck of roughly 745 sq ft, a decorative pool and a jacuzzi area, facing Burj Khalifa and the canal.

A 623,000 sq ft park right across the way

The location plays on something rare in this concrete heavy district: a large green space at the foot of the building. The ground floor is designed with a pedestrian entrance on the park side and another on the Business Bay side, on top of a VIP drop off area and retail units. Units face four different directions: park and Meydan racecourse (Godolphin), Business Bay, then the Downtown skyline and the Dubai Water Canal. Looking at the plot map, neighboring buildings top out at G+19 to G+25, which gives the Sky Collection floors genuine open views.

Six minutes from d3, twenty from the airport

The tower has direct access to Sheikh Zayed Road, Al Khail Road and Al Asayel Street, the three main roads that run through central Dubai. Dubai Design District is a 6 minute drive, according to the developer. Burj Khalifa, Dubai Mall and Dubai Opera are listed at 10 minutes, City Walk, Safa Park and Coca-Cola Arena at 12 minutes. Jumeirah Beach and Kite Beach take 18 minutes, and Dubai International Airport (DXB) 20 minutes. The brochure doesn't mention any metro station within walking distance, worth checking for a company whose staff rely on public transport.

Who buys an office handed over in late 2028

The product targets two types of buyers. On one side, SME owners and family offices based in Dubai who would rather own their premises than deal with rent reviews. On the other, investors looking to diversify a portfolio that's often overloaded with residential stock in Business Bay, with a commercial format where the smaller units, from 754 to 1,212 sq ft, tend to be easier to re-let. Every office comes with assigned parking spots, plus valet service and EV charging points. What remains is the timeline: a four year wait before handover, and a developer less established than DAMAC or Omniyat in this district, which makes it worth checking the payment schedule and escrow account closely before signing.
