Build to order villas on the Abu Dhabi coastline with private beach access
Ghantout sits at the boundary between Dubai and Abu Dhabi, a stretch of coast that has remained largely undeveloped until recently. Ohana Development is constructing a villa community here with an uncommon proposition: buyers select their architectural style, then work with the developer's team to customize floor plans and interior finishes before construction begins. Five villa models range from 340 to 460 square meters, each named in Hawaiian. Every home includes a private pool, landscaped garden and pedestrian access to a residents only sandy beach. Completion is scheduled for January 2027.
Modern versus Mediterranean: two distinct facades
The project offers five villa configurations split into two design families. The Modern collection includes Makai (340 sqm), Moana (425 sqm) and Nohea (460 sqm), featuring clean lines, floor to ceiling sliding glass and double height entrance halls. The Mediterranean collection comprises Kalea (340 sqm) and Kaimana (425 sqm), drawing inspiration from southern European coastal architecture with textured facades and warmer tones. Both styles share core specifications: private elevator, VRF air conditioning for energy efficiency, integrated European kitchens and porcelain tiles throughout living areas. Bedrooms receive wood effect porcelain flooring.
Customization beyond standard upgrades
Ohana Development has formalized a personalization process that goes beyond finish selection. Buyers can reconfigure internal layouts, merge rooms or reorganize floor compositions with technical support from the in house design team. Master suite wardrobes come with his and her configurations and thoughtfully planned storage. Landscape packages offer two directions: tropical planting or Mediterranean garden design. This flexibility targets purchasers who view off plan buying as an opportunity to shape their home rather than accept a fixed product. The developer assigns a project coordinator to each customization file.
