Foster + Partners designs three linked towers at Palm Jumeirah's apex
The crescent of Palm Jumeirah rarely sees new launches. Orla Dorchester Collection claims one of its most prominent plots, a 29,000 square metre beachfront site at the apex of the arc. Foster + Partners, the London practice behind Apple's Cupertino headquarters and the Millau Viaduct, shapes three interconnected towers into a single staggered composition. The buildings rise 12 storeys above two basements and a ground floor, opening 270-degree views toward the Arabian Gulf and Dubai's skyline. Handover is scheduled for December 2026. The development totals 89 residences, from two-bedroom simplexes to a 58,476 square foot sky palace spread across three levels.
Staggered volumes that channel breeze and light
Foster + Partners positioned the towers to capture both sunrise and sunset. Each floor steps back from the one below, creating planted terraces and eliminating shared corridors. Floor-to-ceiling glazing reaches 6.5 metres in double-height living rooms. Water features and vertical gardens run through common areas, part of a bioclimatic strategy the firm has refined over decades. The approach echoes the firm's work on The Lana Dorchester Collection, another Omniyat collaboration in Dubai. Organic curves replace orthogonal grids, distinguishing the silhouette from the rectangular towers nearby.
Sixteen typologies, from 260 m² simplex to 5,430 m² sky palace
Orla offers 16 distinct layouts. Two-bedroom simplexes start at 2,799 square feet of interior space, terraces excluded. Four-bedroom duplexes with double-height living rooms range from 6,282 to 8,202 square feet. Three triplex units occupy three floors each, with the largest exceeding 12,680 square feet. Two super penthouses span 20,107 and 30,678 square feet respectively. Luna Sky Palace crowns the complex at 58,476 square feet, featuring a rooftop garden, a 36-metre infinity pool, a private spa, and a ten-car gallery. Beach Mansion, designed by South African firm SAOTA, adds direct beach access to the roster.
Terraces that rival interior living areas
Outdoor space often matches or exceeds indoor footage. Unit 208, a four-bedroom simplex of 4,445 square feet inside, adds 2,863 square feet of terrace with a private pool. Duplex terraces extend over two levels, some spanning more than 300 square metres. Glass balustrades and integrated planters dissolve the boundary between residence and horizon. Show kitchens face living areas while separate prep kitchens handle service, a layout consistent across nearly all units. Private pools range from compact plunge options to eight-metre lap pools on larger residences.
Dorchester Collection hospitality embedded in daily life
Omniyat partnered with Dorchester Collection, the group operating The Plaza Athénée in Paris and The Beverly Hills Hotel. Residents receive 24-hour concierge service modeled on five-star hotel protocols. Amenities include a private beach club, indoor cinema, cigar lounge, spa, children's pool, and shared pools. Elevated lobbies filter access before private lifts deliver residents directly into their homes, bypassing common hallways. The service model targets buyers accustomed to hotel-level attention, positioning Orla as a permanent address with resort infrastructure.
Crescent location, measured connectivity
Orla sits at the crescent's apex, removed from the density of Palm Jumeirah's trunk and fronds. The private beach is one minute on foot. Dubai Marina lies ten minutes away by car, Dubai Mall 25 minutes, and Dubai International Airport 35 minutes. Atlantis and the crescent's hospitality strip provide immediate dining and leisure options. No metro station serves the crescent directly, preserving quiet but requiring a vehicle or chauffeur service. The location suits residents prioritizing seclusion over transit convenience.
