Twin towers connected by suspended dining bridges
Vela Viento consists of two towers rising 21 and 41 floors above Business Bay, connected by floating bridges positioned over 100 meters above ground level. These bridges serve as private dining rooms for three Sky Bridge Duplex residences, turning everyday meals into a suspended experience between sky and canal. Omniyat Properties commissioned Foster + Partners for the architectural design, the British firm behind Apple Park in Cupertino and London's Gherkin. Parisian studio Gilles & Boissier handled all interior work, the same team responsible for Mandarin Oriental Paris and the adjacent Lana hotel. The development delivers 92 fully furnished residences ranging from two-bedroom units of 2,852 sq ft to Celestial Penthouses exceeding 14,000 sq ft. Handover scheduled for Q4 2028.
Horizontal lines and deliberate voids shape the facade
Foster + Partners designed Vela Viento around continuous curves rather than sharp angles. Wraparound balconies create horizontal bands interrupted by intentional voids throughout the structure. According to the architects, these voids establish a constant dialogue between interior and exterior spaces, managing natural light and shadow throughout the day. The visual effect suggests two sails filled with wind, explaining the project's Latin name (vela means sail, viento means wind). Significant cantilevers in the structural design eliminate columns from terraces, allowing uninterrupted views. Multiple unit types include private terrace pools as a result of this freed-up outdoor space.
Full-floor amenity deck at 100 meters elevation
Level 21 of the shorter tower houses an entire floor dedicated to resident facilities. The infinity pool overlooks both the canal and Burj Khalifa simultaneously. The gym spans two levels, a configuration that positions heavy strength equipment on the lower floor and cardio machines on a brighter upper mezzanine. A dedicated yoga studio completes the wellness offering with 180-degree panoramic views. Podium levels add an indoor lap pool, private spa, and meeting rooms. Golf cart service connects Vela Viento to The Lana Hotel and sister project Vela along the waterfront promenade.
92 residences furnished by Gilles & Boissier
Every unit comes fully equipped and decorated according to specifications set by the Parisian design studio. Two-bedroom residences start at 2,852 sq ft and reach 5,134 sq ft for configurations with double-height ceilings. Four-bedroom Viento and Horizon units cover 5,403 to 10,032 sq ft. Three Sky Bridge Duplexes ranging from 6,200 to 9,569 sq ft incorporate the suspended bridges as reception areas. Two Celestial Penthouses top out between 13,100 and 14,413 sq ft, featuring wraparound terraces and private pools. All residences include floor-to-ceiling glazing and at least one balcony. Finishes comprise marble, millwork, and custom furniture throughout.
Marasi Bay positions residents facing Downtown
Vela Viento sits within Marasi Bay, the southern extension of Business Bay bordering the Dubai Water Canal. The location provides direct sightlines to Burj Khalifa less than two kilometers away. Sheikh Zayed Road runs 400 meters from the site, connecting to Dubai Marina in approximately 15 minutes outside rush hour. A pedestrian promenade extends several kilometers along the canal, linking restaurants and retail at Marasi Marina. Residents gain access to the Beach Club at One at Palm Jumeirah, an Omniyat property managed by Dorchester Collection. This private beach features 100 meters of white sand and a yacht jetty.
Dorchester Collection manages daily services
