About this project
Maison Elysee 2, the second half of a duo that shares pools, courts and shops
Pantheon markets Maison Elysee 2 as the second tower of a project designed as a pair, and the brochure barely separates the two: it refers to "Maison Elysee I & II" from cover to cover. The building has 22 residential floors sitting on top of a ground floor and a four-level podium. The unit mix is limited to studios, one-bedrooms and two-bedrooms, with no penthouses or duplexes. Handover is set for April 30, 2027, on a freehold basis. For a buyer, the real question is how the two buildings split shared spaces and daily operations. The tower's shape itself matters far less.
Two towers, one single amenity list
The developer built the common areas for the duo as a whole, not tower by tower. Residents of Tower II get access to the same package as those in Tower I, which explains why the list is unusually long for a mid-size building in JVC. This setup has two practical consequences. It allows the developer to fund amenities that a single tower couldn't justify on its own, such as a padel court or a squash court. On the other hand, how busy the pools and gym get will depend on occupancy across both buildings. Worth keeping in mind for anyone eyeing short-term rentals, where the condition of shared spaces directly affects guest reviews.
27 levels and a four-floor podium
The tower reaches 27 levels in total. The four podium floors house covered parking, freeing up the plot for outdoor space. Above that, the 22 residential floors feature straight-lined facades and geometric volumes, without much decorative detail. Interiors follow a minimalist approach: open floor plans, high-end finishes according to the developer, and bright rooms. The brochure doesn't specify unit sizes or the brands behind the kitchen and bathroom fittings. Buyers will need to ask for those details at reservation stage.
Padel, squash and an outdoor cinema
Three amenities stand out from the usual lineup in Jumeirah Village Circle residences. The first is the padel court, a sport growing fast among Dubai's expat community that few buildings in the area include in their common areas. The second is the outdoor cinema, set up near the cabanas and pool deck. The third covers indoor racquet sports, with a squash court, a badminton area and table tennis. There are also separate pools for adults and children, a basketball court, an outdoor yoga area, an indoor gym paired with an outdoor fitness space, and barbecue spots in the landscaped garden.
A café and a convenience store at the base of the building
The ground floor includes retail space, and the brochure spells out its purpose: a café and a convenience store. For a studio rented to a young professional, that matters more than one extra gym feature. Circle Mall, schools, nurseries and supermarkets in the area remain within walking distance. The tower sits close to Sheikh Mohammed Bin Zayed Road and Al Khail Road. The developer quotes 15 minutes by car to Mall of the Emirates, 20 minutes to Downtown, Palm Jumeirah and the former Expo 2020 site, 25 minutes to DXB airport and 30 minutes to Al Maktoum.
Lighting and air conditioning controlled remotely
Every unit comes with smart home features. The brochure mentions low-energy lighting and smart air conditioning management, controllable from a terminal. In Dubai, air conditioning makes up the biggest chunk of an apartment's energy bill. Being able to switch it off or schedule it remotely has real practical value for an owner renting the unit furnished or living abroad part of the year. The document doesn't name the manufacturer or the protocol used.
Pantheon, founded in 2016 by Kalpesh Kinariwala
Pantheon Development was founded in 2016 by Kalpesh Kinariwala. The developer concentrates much of its activity in Jumeirah Village Circle, where it handed over its first building in 2017. The Maison Elysee series already extends beyond this duo, as a third tower, Maison Elysee 3, is being sold with handover planned for the same year. This repeated presence in a single neighborhood gives buyers a verifiable track record: before signing, a buyer can visit the already-delivered buildings and assess how well the common areas have held up after a few years of operation.
