Maison Elysee 3 marks the seventh development launched by Pantheon in Jumeirah Village Circle since the company delivered its inaugural 162-unit building there in 2017. The tower rises 28 residential storeys above a four-level podium and ground-floor retail strip. Unit count reaches 377, spanning studios from 35 square metres to two-bedroom apartments, plus commercial spaces at street level. Entry prices start at AED 625,000 for the smallest layouts. Handover is scheduled for Q4 2027, consistent with Pantheon's track record of early delivery on previous schemes. The freehold structure allows full foreign ownership, a standard feature in JVC but still a differentiator against leasehold pockets elsewhere in Dubai.

Five minutes from Al Khail Road, ten from Dubai Marina

JVC sits at the crossroads of two major highways. Al Khail Road and Sheikh Mohammed Bin Zayed Road are both reachable within five minutes by car. Dubai Marina and Palm Jumeirah lie ten minutes away, Mall of the Emirates fifteen, Downtown Dubai and DXB International Airport twenty. This accessibility contributed to a 15% year-on-year price appreciation in JVC during Q2 2024, according to Reidin data. Off-plan transactions surged 200% over the same period, reflecting sustained investor appetite for a district that balances central location with lower entry costs than waterfront communities.

Smart home tech and Teka appliances as standard

Every unit ships with integrated home automation controlling lighting and climate. Flooring is large-format porcelain, more durable and easier to maintain than standard ceramic tile. Kitchens feature Teka appliances, a Spanish brand positioned in the upper-mid segment. Built-in wardrobes come fitted in all bedrooms, bathrooms include quality-grade fixtures and sanitary ware. The developer emphasises a calming atmosphere without specifying exact palettes, though brochure renders indicate neutral tones of greige and off-white, continuing the aesthetic established in Maison Elysee 1 and 2.

Rooftop pool, open-air cinema and paddle court on the podium

The podium deck concentrates most shared amenities. An infinity-edge swimming pool overlooks the surrounding neighbourhood. An outdoor cinema offers evening screenings on a fixed screen, a feature still uncommon at this price point. A paddle court complements the sports roster alongside a basketball court and an indoor gym. Families have access to covered and open play areas, while a barbecue zone and landscaped seating encourage community interaction. A multipurpose hall can host private events or residents' meetings, adding flexibility to communal life.

Payment plan: 35% spread over 36 months post-handover

The payment structure breaks into three phases. Buyers pay 20% upon booking, plus 4% DLD fees and Oqood charges. During construction, 45% is called in instalments tied to build milestones. The remaining 35% stretches across 36 months after key handover, easing upfront capital requirements and allowing rental income to offset outstanding payments. This three-year post-handover window remains competitive within JVC, where several developers now offer comparable schedules to attract yield-focused buyers.

Pantheon: seven projects delivered or underway in JVC since 2017

Pantheon Development launched in 2016 with a stated mission to make ownership accessible in a market dominated by major players. Pantheon Boulevard, handed over in 2017, comprised 162 units. Since then, the company has initiated six further JVC schemes, including Maison Elysee 2 with 351 apartments. Management highlights a pattern of early handovers, a claim verifiable against public completion records. Maison Elysee 3 continues this trajectory with upgraded finishes and expanded amenities while maintaining unit sizes and pricing suited to first-time buyers and rental investors.
