The building comprises a ground floor plus 14 residential floors in Jumeirah Village Circle, a district where this kind of pitch is becoming more common but rarely stretches across an entire range of unit types. The developer also names specific finishes, including Versace Ceramics marble and kitchens fitted with German appliances. Handover is scheduled for December 31, 2026, on a freehold basis. What remains to be seen is how these selling points stack up against a very crowded local market.

Studio to duplex: four layouts across 14 levels

The project brings together studios, one and two bedroom apartments, and duplexes spread over two levels. That last format is the one worth watching most closely. In JVC, duplexes are still fairly rare and tend to be marketed as an alternative to the area's townhouses, with lower maintenance costs. The brochure doesn't break down unit counts by typology, nor does it give floor areas. Buyers will need to request floor plans before comparing options, since the actual size of a private pool on a studio makes a real difference to how the balcony can be used.

Versace Ceramics and German kitchens

Peace Homes Development names a specific brand for the finishes: marble elements from Versace Ceramics. That's a claim buyers can actually check during a site visit, unlike vague references to "premium materials." Kitchens come fitted with German appliances, though the manufacturer isn't specified in the available documents. Every unit also includes a smart home system, pitched as a comfort and security feature. For a buy-to-let property, having these fittings included from day one cuts down the furnishing budget before the first tenancy.

Outdoor cinema, coworking space and a meditation area

The list of shared amenities runs to more than twenty items, some of which stand out for a building of this height. There are two cinema setups, an indoor screening room and an outdoor screen. A coworking space and a conference room are clearly aimed at residents working from home. On the wellness side, the developer has planned a spa, a sauna, a shared jacuzzi, a yoga studio and a meditation area. Families get a kids' pool, a playground and a sports court, alongside the main shared pool with a lounge deck and jogging tracks.

Between Al Khail Road and Hessa Street

JVC draws much of its rental appeal from sitting between two major roads. Al Khail Road leads to Business Bay and Downtown, while Hessa Street connects to Al Barsha and the media zone. Circle Mall sits within the community itself, and Dubai Hills Mall is a short drive away. The developer quotes roughly 25 minutes to either Al Maktoum Airport or Dubai International, though actual drive times depend heavily on when you set off. The district has no metro access, which means demand tends to come from tenants with their own cars.

Handover set for December 31, 2026

That date puts Sky Suites among the nearer-term handovers in JVC, at a time when several neighboring projects are targeting 2027 through 2029. A shorter timeline means less time with capital tied up for off-plan buyers. The brochure mentions a payment plan and a promotional offer but gives no figures for either. Buyers will need to get the exact payment schedule, the portion due on handover, and any post-handover payment terms in writing. Checking construction progress on site remains the best way to confirm a delivery date set this close.
