In JVC, two-bedrooms over 160 sqm and not a single studio

The smallest unit at Sky Vista measures 1,733 square feet, roughly 161 sqm. In Jumeirah Village Circle, where most recent towers lean on studios and one-bedrooms to chase rental demand, Peace Homes Development has gone the other way. The building offers only two and three-bedroom units, plus two duplexes on the top level. It has three parking levels, a ground floor, thirteen residential floors and a rooftop terrace. The brochure states that units will be handed over furnished, each with a maid's room as standard. Completion is set for 31 December 2026, on a freehold basis.

Six units per floor from the 3rd to the 12th level

The typical floor plan, repeated from the 3rd to the 12th floor, lays out six apartments per level. Four are two-bedrooms, ranging from 1,733 to 1,781 square feet (161 to 165 sqm), with little variation between types A, B, C and D. The two three-bedrooms differ more sharply: type B comes in at 2,303 square feet (214 sqm) with a pool view, while type A reaches 2,639 square feet (245 sqm) facing the community. Only two units per floor overlook the pool, the other four face the community side. For a buyer, this orientation will likely matter more for resale value than the small gap in size between the layouts.

Maid's room and study in every apartment

Peace Homes states that every unit includes a dedicated maid's room. That's uncommon in JVC for two-bedroom units, where this feature is usually reserved for larger layouts or villas. The brochure also mentions a built-in study space within each apartment, which partly explains the generous square footage. Finishes are described as high-end, with branded fittings and a fitted kitchen, though no suppliers are named. The target buyer, then, looks more like an expat family with household staff than a short-term rental investor.

318 sqm duplexes under the roof

The 13th floor and rooftop house two duplexes, both marketed as two-bedroom units. Type A, on the pool side, reaches 3,426 square feet, close to 318 sqm, nearly double the size of a standard unit in the building. Type B, facing the community, is smaller at 2,536 square feet (236 sqm). With only two bedrooms across such floor areas, the difference comes down to living space and roof access. The project listing cites private pools and jacuzzis among the amenities, which presumably apply to these top-floor units.

Jason Derulo as co-owner and a rehearsal studio

The most unexpected selling point comes down to a name. Peace Homes announces a collaboration with American singer Jason Derulo, said to have purchased a unit in the building and to be involved in some design decisions. The scheme includes a so-called "Hollywood" studio, fitted out so touring artists visiting the UAE can rehearse there. There's also an outdoor cinema, a games lounge, mini golf, a conference room and a coworking space among more than thirty shared amenities. A celebrity tie-in remains a marketing tool. It doesn't change the build quality or how easily the unit can be resold down the line.

Alexa controls curtains, thermostat and door lock

Units come fitted with smart home technology built around Amazon's Alexa. The brochure describes motorized curtains, a connected thermostat, motion-sensing lighting and a keyless lock. An infrared transmitter controls the TV and other devices, and unused systems shut off automatically once occupants leave. This level of smart home integration is becoming standard in new Dubai developments, but it's still worth checking line by line in the sale contract.

Circle Mall five minutes away, Downtown 25

The developer places the building at the center of JVC, about five minutes by car from Circle Mall. Palm Jumeirah, Dubai Marina and Burj Al Arab are listed at around twenty minutes, Downtown Dubai and Dubai Mall at 25 minutes. The area has no metro station, so a car remains necessary, with quick access to Al Khail Road and Sheikh Mohammed Bin Zayed Road. Peace Homes knows the area well, as it's also developing Sky Suites nearby, a tower where every unit has its own private pool. Sky Vista sets itself apart with a focus on large family-sized apartments rather than compact units.
