About this project
Pearlshire Development wires every apartment before even announcing a launch date
Twenty-eight amenities already appear on the Bond Living fact sheet, yet neither a sales launch date nor a handover date has been released. The project by Pearlshire Development sits in Dubailand Residence Complex (DLRC), an area of Dubai where cranes line up from one plot to the next. The developer is leading with one central claim: every apartment will come fitted with a smart-home system. The rest of the pitch rests on a generous shared-amenity program, including an infinity pool, an open-air cinema and a panoramic terrace. The status is freehold, so it's open to foreign buyers on a full-ownership basis. For an investor, this is a project to keep an eye on rather than one to sign up for blindly.
Lighting, air conditioning and security controlled from inside the unit
Smart-home technology isn't being pitched as an optional extra or a premium add-on. According to the developer's description, every apartment will have it, with three functions named: lighting control, air conditioning control and security control. In Dubai, air conditioning accounts for a large share of the electricity bill during the hot months. Being able to schedule or switch off the cooling remotely is therefore a real practical benefit, particularly for a unit rented short-term between guests. What's still missing is the brand behind the system, how well it integrates with other platforms, and how much maintenance will add to service charges. None of that has been published yet.
Infinity pool, open-air cinema and sky garden
Three amenities stand out from the list. The infinity pool comes with its own pool deck and a dedicated lounge, suggesting a space built for spending the whole day rather than just a few laps. The open-air cinema is still unusual for a neighborhood residential building. It will mainly be usable from October to April, once evenings cool down enough to sit outside. The sky garden, described as a panoramic observation platform, will benefit from the lack of tall towers in part of DLRC, assuming neighboring plots don't end up building higher.
Yoga, meditation and an adults-only pool
A significant portion of the program is devoted to wellness. There's both an outdoor yoga area and an enclosed yoga studio, a meditation zone, a fitness area and a shared gym. An adults-only pool, separate from the main pool, allows family use and quieter use to be kept apart. A jogging track rounds out the offering. This layout suggests the developer is trying to avoid the overcrowded common areas that are a frequent complaint in mid-size buildings in the area.
Young professionals and remote workers in the crosshairs
The mix of amenities points to a fairly specific resident profile. A meeting room, a lobby with a lounge and social gathering areas are clearly aimed at people who work from home part of the week. The billiards room, the barbecue area and the cinema are suited to tenants who entertain. Storage space and covered parking meet more practical needs. DLRC already draws a working population looking for rents lower than those in Dubai's central districts, and Bond Living appears calibrated for that rental segment.
A crowded field of competing projects
The developer is entering a highly contested area. Samana, LEOS, Karma, AG Properties, REEF and Dugasta have all launched buildings here recently, often leading with balcony pools or landscaped rooftops as their main selling point. Against them, Bond Living is leaning less on spectacle and more on built-in technology and a wide range of shared spaces. That positioning could work, but it will be hard to assess without floor plans, unit counts or a price list. The real comparison will come down to unit sizes and the payment plan, two details still missing.
What the project still doesn't say
Pearlshire Development states that the launch date and detailed information will be released later. No unit sizes, no layouts and no construction timeline appear in what's been published so far. A careful buyer will wait for the project to be registered with RERA and for the escrow account to open before committing. It's also worth checking the developer's delivery track record, since it's less established than its neighbors in DLRC. Until then, Bond Living is a well-documented idea on the amenities front, but incomplete on everything else.
