A Dubai Sports City tower built entirely around the Els Club fairways view

Prestige One's brochure places Golf Residences "directly facing" the Els Club, the 18-hole course designed by Ernie Els in Dubai Sports City. The whole project is built around that view. The tower rises 19 floors of apartments above a ground floor and three podium levels, topped by a landscaped roof. The developer lists more than 40 amenities spread across three layers of the building, with handover set for 1 September 2027. Units are sold freehold, as is standard throughout this area, which is open to foreign buyers.

Facing the Els Club, not just nearby

In Dubai Sports City, plenty of developments trade on the golf connection. Few actually look onto the course itself. Golf Residences advertises a "0 minute" distance to both the Els Club and the Dubai International Cricket Stadium, both within the Sports City perimeter. Dubai Autodrome is about ten minutes away, Jumeirah Golf Estates and Dubai Marina Mall both around fifteen. For families, the brochure lists GEMS FirstPoint School at 5 minutes and Repton School at 8 minutes, along with Mediclinic Parkview at 10 minutes. Allow 20 minutes to DXB and 30 to Al Maktoum (DWC), the airport whose expansion is expected to shift part of the traffic toward the southern end of the emirate.

G+3P+19+R: 23 levels with balconies oriented toward the green

The technical specs come down to one formula: G+3P+19+R. The three-level podium houses part of the amenities along with covered parking, which pushes the residential units above the treeline of the course. The developer describes curved lines echoing the shape of the fairways, panoramic glazing and large balconies. Interiors lean on a light palette with floor-to-ceiling windows. No architecture firm is named in the documents provided, a point worth clarifying with the seller. Buyers should also check the exact orientation of their unit, since only part of the facades have a full, unobstructed view of the course.

Forty amenities spread across three layers

Prestige One split its communal spaces across three levels rather than stacking everything onto a single deck. The ground floor holds the lobby, a jogging track, an owners-only lounge and a concierge desk. The podium is the most packed level: a clubhouse with café, a physical and digital library, billiards, mini-golf, an amphitheater and outdoor cinema, basketball and badminton courts, a climbing wall for kids and a barbecue garden. The rooftop groups the infinity pool with pool bar, floating cabanas, a water play area for children, a gym with virtual coaching and a wellness space with a sauna. This layout separates the family-oriented podium from the quieter rooftop programming.

Studios or larger units: two documents, two different messages

The project's general description mentions studios along with one, two and three-bedroom apartments. The official brochure, however, only highlights "2 & 3 bedrooms" in its unit configuration box. That discrepancy matters for investors. A studio targets rental demand from young professionals working toward Dubai Marina or Al Barsha. A three-bedroom unit facing the golf course appeals more to an expat family looking for nearby schools and extra space. Buyers should request the current unit availability sheet before committing and confirm what's actually left in each category.

Prestige One moves from the waterfront to the golf course

The developer has mostly been visible in recent months at Dubai Islands with Coastal Haven and Luxury Canal, as well as at Bukadra with Parkway and in JVC with Berkeley Square. Golf Residences is one of its rare entries in Dubai Sports City. The area is already crowded: VERDE, AUREL1A, Hadley Heights 2, Antalya and Aspirz are all being marketed in parallel by other developers. Against that competition, a direct view of the Els Club is the hardest selling point to copy. A tower set further back from the course simply can't offer it.

September 2027, ahead of the 2028 handover wave

Keys are scheduled to be handed over on 1 September 2027. Several neighboring projects are instead targeting 2028, which would give Golf Residences a few months' head start on the local rental market. That edge depends on the schedule holding up, and delays remain common in Dubai for towers above twenty floors. A cautious buyer will track construction progress through the DLD register and escrow account reports. Buyers should also expect a strong wave of new supply in the area from 2028 onward, which will put pressure on rents for smaller units.
