About this project

Prestige One leaves 35% of the price payable after handover

Under one of the two payment plans offered at The Boulevard, buyers only pay 65% of the price by the time of handover. The remaining 35% is then spread over 35 months, at 1% per month. For a mid-sized project in Dubailand Residence Complex (DLRC), this option changes the cash flow math, particularly for buyers planning to rent out the unit as soon as it's delivered. The building follows a G+17 layout: a ground floor, a podium, sixteen floors of apartments and a finished rooftop. The project is limited to studios, one-bedroom and two-bedroom apartments. Amenities are split across two levels, the podium and the roof, and that's where the project tries to set itself apart from its neighbors.

Two payment schedules, one of which runs until 2031

The standard plan is fairly conventional: 20% on booking, then 5% per quarter across quarters 2 to 4 and 6 to 9, with a 10% installment due in the fifth quarter. That brings the total to 65% during construction, with the remaining 35% due at handover. The post-handover plan keeps the same 20% upfront payment but replaces the quarterly installments with 1% monthly payments (months 1 to 11 and 13 to 30), plus 6% in month twelve and 10% in month thirty-one. After handover come 35 monthly installments of 1%. In practice, an investor who rents out the unit right after handover could cover part of these payments with rental income, provided DLRC's rental market can absorb the volume of units expected to come online.

From 41 sqm studios to 138 sqm two-bedroom units

Studios range from 437.98 to 534.97 square feet, roughly 41 to 50 sqm. One-bedroom units run from 677.91 to 1,201.25 square feet (63 to 112 sqm). Two-bedroom units span 1,025.26 to 1,487.68 square feet, or 95 to 138 sqm. One detail stands out: the largest one-bedroom unit is bigger than the smallest two-bedroom. This overlap points to some very generous one-bedroom layouts, likely including a terrace, which buyers should check unit by unit before booking. The absence of three-bedroom units clearly positions the project toward singles, couples and rental tenants.

An "Arctic" pool on the podium, a bar in the water up top

The podium houses most of the day-to-day amenities. These include an Arctic Pool, a pool called the Serenity Pool, a jacuzzi, submerged loungers and a floating walkway across the water. Indoors, the brochure lists a clubhouse, a digital library, a coworking area (Productivity Hub), a games room, a creative studio, a gym and a kids' area called the Little Explorers Zone. The rooftop has a different feel altogether, with an infinity pool facing the skyline, a swim-up bar, built-in loungers at the water's edge, an observation deck, an open-air theater, a fire pit and a barbecue area. Two additional leisure pools and a second coworking space round out the offering.

Sixteen floors of apartments, between Milos and IVY Gardens 2

DLRC currently hosts buildings of very different scales. Milos, by Karma Developers, has 13 residential floors, Terra Tower has 12, while Samana's IVY Gardens 2 reaches 35. With its sixteen residential floors, The Boulevard sits toward the upper end of the neighborhood's mid-range, without going full high-rise. This height allows for a rooftop high enough to catch views toward Downtown, something the brochure highlights with its Skyline Infinity Pool. The facade relies on straight lines and glazed surfaces, a familiar vocabulary in Dubai. Prestige One, which is also building the 32-story Parkway tower in Bukadra, keeps things more modest and more straightforward here for a studio buyer.

IMG Worlds ten minutes away, Palm Jumeirah thirty-five

The developer lists a 10-minute drive to IMG Worlds of Adventure and 13 minutes to Global Village. Burj Khalifa and Dubai International Airport (DXB) are both quoted at 20 minutes, with Palm Jumeirah at 35. These figures assume smooth traffic along Al Ain Road and Sheikh Mohammed Bin Zayed Road, which isn't a given during peak hours. DLRC remains a car-dependent neighborhood, with no metro station nearby. The typical tenant therefore works remotely, at least part of the time, or accepts a commute to the city's job hubs. The coworking space on the podium and the one on the roof are a direct response to that profile.

November 2027 or Q1 2028?

Project records list a handover date of November 30, 2027. The sales brochure, on the other hand, states Q1 2028 for key handover. This kind of gap is not unusual in Dubai, where developers often build in a buffer beyond the official timeline. For a buyer on the post-handover plan, the date still matters: it triggers the balance payment and the start of the 35 monthly installments. The sales contract (SPA) and registration with RERA remain the only reliable references on this point. The property's freehold status opens the purchase to foreign buyers without restriction.
