About this project

An ice bath and jacuzzi between meetings: an office tower bets on wellness

Fourteen floors of offices sitting on a ground-floor retail podium: The One is a mid-sized building by Barsha Heights standards. What sets it apart isn't its height but its list of amenities. Prestige One's brochure mentions a spa pool, an ice bath, a rainforest shower, a jacuzzi and a cigar lounge, the kind of features usually tied to a hotel or an upscale residential building. The developer, known mainly for its residential towers, is applying that same playbook to a commercial asset here. Handover is set for June 28, 2027, under freehold status, meaning a foreign buyer can hold full ownership of their unit.

Fifteen levels, two distinct uses

The layout is straightforward. The ground floor houses retail space and shopfronts opening onto the street. The fourteen floors above are set aside for offices, described in the brochure as "premium" units without any mention of floor sizes. This split targets two different types of tenants: the retailer looking for street-facing visibility and the services company wanting an enclosed floor plate. For investors, this matters, since ground-floor retail and upper-floor office space don't command the same rents or lease terms.

Spa pool, ice bath and jacuzzi inside a commercial building

The developer itself points out how unusual it is to find a spa pool in a commercial building. Around this pool, the Prestige Wellness Centre includes a pool pod, an ice bath, a jacuzzi and separate changing rooms for men and women with lockers. The Prestige Fitness Centre adds strength training equipment and a virtual coach. The idea is to let an employee fit in a workout before their first meeting without leaving the building. One practical question the brochure doesn't answer: how these amenities will affect service charges, a line item worth checking before booking anything.

Virtual golf, a telescope and a cigar lounge

The list of shared spaces goes well beyond a standard meeting room. There's a virtual golf studio, a botanical garden, a sky lounge, a rooftop terrace and an observation deck fitted with a telescope. On the work side, the building includes meeting rooms, a conference room, a physical library paired with a digital one, and a business lounge. An owner's lounge is reserved for unit owners, alongside a cigar lounge and the Prestige Cafe. Service follows the same hotel-style logic: valet, concierge and 24-hour security.

Prestige One steps outside its residential comfort zone

Prestige One's portfolio consists mostly of apartment towers, stretching from Dubai Sports City to Dubai Islands and Meydan. The One stands as a commercial outlier in that lineup. The developer frames it as an extension of its "Live in Prestige" tagline, which it says applies equally to commercial and residential projects. That crossover explains the heavy focus on leisure spaces, something you don't typically see in a standard Dubai office building. Whether business tenants will value these amenities as much as apartment buyers remains to be seen.

Twelve minutes from Mall of the Emirates

Barsha Heights, formerly known as Tecom, sits along Sheikh Zayed Road between Al Barsha and Dubai Internet City. The area is served by the metro, and the brochure cites direct access to major roads including Sheikh Zayed Road, Al Khail Road and Sheikh Mohammed Bin Zayed Road. Stated drive times run 12 minutes to Mall of the Emirates, 14 to Dubai Marina and 16 to Palm Jumeirah. Downtown Dubai and Burj Khalifa are 23 minutes away, with the international airport at 27. This midway position between the Marina and the city center is part of why Barsha Heights draws services companies unwilling to pay DIFC rents.

Entering an already crowded office market

Barsha Heights isn't untouched ground. It already holds plenty of mixed-use towers, and other developers are launching office buildings here too, including DAMAC's Smart Heights. The One isn't competing on height or a brand-new address. Its pitch rests on the level of shared services, closer to a business club than a standard office building. For buyers, the value of that positioning will come down to whether the owners' association can keep these amenities running over the long term.
