About this project
The first Hilton residential scheme built directly on the water
Hilton already counts 83 residential addresses and roughly 11,800 branded units worldwide. According to Prestige One's brochure, none of them had, until now, been built directly over the water. Hilton Residences fills that gap at the tip of Dubai Maritime City, in a tower made up of a ground floor, four podium levels, 33 residential floors and a rooftop deck. The scheme mixes one to three bedroom apartments with five bedroom duplex penthouses. Handover is set for 13 December 2029, on a freehold basis. What sets the project apart from its neighbours has less to do with its shape than with the hotel-branded service machinery built into it.
Lifetime Hilton Honors Gold status for owners
The brochure highlights two specific commitments. Owners get access to hotel-grade services within the building, and they receive Gold status in the Hilton Honors programme for life. For a buyer who travels often, that perk carries real value: upgrades, bonus points and breakfast across a chunk of the group's global network. The lobby follows the same logic, with 3,000 square feet (about 280 sqm) of triple-height space, sized more like a hotel reception than a typical residential entrance. What's still missing is the detail on the service charges tied to these perks, something any investor should get in writing before signing.
A hotel brand up against sports co-branding next door
Dubai Maritime City is turning into a testing ground for licensed residences. DAMAC is developing two schemes there tied to Chelsea FC, while Omniyat, through Beyond, is betting on signature architecture with no third-party brand attached. Hilton Residences takes a third path: a century-old hotel operator whose name carries weight with European buyers just as much as with buyers from the Gulf or Asia. That positioning targets a clientele looking for operational reliability rather than a themed lifestyle. On the resale market, a hotel brand of this size tends to read more clearly than a sports partnership.
Four levels of amenities, from podium to roof
Amenities are spread across several floors rather than stacked on a single deck. The first podium level houses the Horizon Edge Lagoon, a panoramic pool ringed by cabanas, an aromatherapy jacuzzi, a Sunrise Bar, an outdoor cinema lawn, a multi-sport court, a lit jogging track and a kids' zone with its own lagoon and water play area. Level 2 goes for a quieter mood: heated stone benches, a fire circle, a zen lawn and a hammock library. Level 9 brings a HIIT training zone and a teen space with foosball and table tennis. The roof combines an infinity pool facing the skyline, a jacuzzi, a juice bar and a work corner with city views.
From one bedroom units to five bedroom duplexes
The range covers one, two and three bedroom apartments, with the top of the tower reserved for five bedroom duplex penthouses. The level 9 floor plan also shows two two-bedroom penthouses opening directly onto that amenity deck. Interiors keep to a light palette with large glazed openings, oriented according to the floor plans toward the sea, the Downtown skyline, Atlantis, or the QE2 hotel ship docked at Port Rashid. The smaller units target working professionals and buy-to-let owners drawn in by the brand. The duplexes are aimed at families or high-net-worth buyers wanting a pied-a-terre with hotel-style services.
The tip of the peninsula and the Shindagha corridor
Dubai Maritime City is a 249-hectare artificial peninsula home to roughly 280 maritime businesses. The district sits within the Dubai 2040 plan, which includes a maritime academy, new marinas, waterfront promenades and additional bridges. The Shindagha corridor is meant to improve access to Downtown, Sheikh Zayed Road and the airport. By car, the brochure quotes 5 to 10 minutes to DIFC, Downtown and La Mer, 10 to 15 minutes to DXB airport, and 15 to 20 minutes to Palm Jumeirah or Mall of the Emirates. These drive times remain theoretical until the road works are finished, and the 2029 handover date leaves room to check how that progresses.
